We are seeking a dynamic and proactive Property Manager to lead the management and operational excellence of our property portfolio. In this role, you will oversee daily property operations, coordinate maintenance activities, and ensure the safety, functionality, and value of the facilities. Responsibilities
- Oversee all aspects of property operations, including maintenance, safety, security, and tenant relations.
- Coordinate and supervise maintenance teams, ensuring timely completion of repairs and preventative maintenance tasks.
- Manage maintenance schedules using Computerized Maintenance Management Systems (AppFolio experience a plus) to track work orders and asset histories.
- Supervise contractors and vendors for specialized services such as HVAC (Heating, Ventilation, and Air Conditioning), electrical systems—including high voltage and low voltage wiring—and industrial equipment.
- Review schematics, electrical diagrams, mechanical drawings, and control system documentation to troubleshoot issues effectively.
- Ensure compliance with safety regulations related to electrical systems, high voltage, low voltage, and industrial maintenance standards.
- Lead project management initiatives for facility upgrades or renovations, coordinating resources, timelines, and budgets efficiently.
- Monitor building systems using programmable logic controllers (PLCs) and other automation tools to optimize facility performance.
- Conduct regular inspections of mechanical systems using tools like ohmmeters to measure electrical resistance and diagnose faults.
- Maintain detailed records of maintenance activities, safety inspections, incident reports, and compliance documentation.
- Foster a culture of continuous improvement by implementing best practices in facilities management and team supervision.
- Communicate effectively with tenants, vendors, contractors, and internal teams to ensure smooth operations.
Requirements
- Proven management experience in facilities management or industrial maintenance environments with supervisory responsibilities.
- Strong mechanical knowledge with hands-on experience in HVAC systems, electrical wiring—including high voltage and low voltage—and industrial equipment.
- Familiarity with schematics, technical diagrams, PLC programming concepts, and control systems used in manufacturing or large facilities.
- Experience with CMMS software for maintenance planning and tracking work orders.
- Knowledge of safety standards related to electrical systems (including high voltage) and industrial environments.
- Ability to read technical schematics and troubleshoot electrical or mechanical issues efficiently using tools like ohmmeters.
- Excellent project management skills with the ability to coordinate multiple tasks simultaneously while maintaining attention to detail.
- Strong leadership qualities with experience supervising teams in fast-paced settings; capable of motivating staff toward operational excellence.
- Proficiency in English for effective communication across diverse teams and stakeholders.
- Technical background in manufacturing or industrial settings is highly desirable.
