Inspects, monitors and maintains complete operation of boilers, emergency generators, sewage lift station, HVAC systems, and domestic water system.
Tests well water and monitors chlorine and phosphate levels. Tests water for state safe drinking requirements. Performs necessary repairs.
Monitors and controls the environmental systems of the facility utilizing computer software.
Participates in the facility’s preventive maintenance program.
Documents and maintains files of inspection records and equipment specifications/manuals.
Responds to emergency calls.
Inspects, operates and maintains refrigeration, air conditioning, and air handling units.
Inspects, installs, repairs and replaces pipes, fittings, and plumbing fixtures to maintain the heating, water, gas and drainage systems of the facility.
Tests and treats the boiler water and cooling system using specified chemicals as directed. Performs minor repairs such as replacing worn gaskets, tightening joints, making minor repairs to pumps, and replacing defective meters.
Inspects, repairs, and maintains the building structure including painting, plaster repairs, carpentry, and minor floor repairs.
Inspects, repairs and maintains furniture and equipment in resident, employee, and public areas throughout the facility.
Performs electrical repairs as assigned.
Performs daily rounds in the building as directed to assure a clean, safe and efficient operating facility.
Performs security functions as assigned.
Assists in maintaining the facility grounds as directed.
Maintains and operates facility vehicles as directed.
Cleans equipment and work area.
Maintains responsibility for projects requiring Maintenance Worker I/ Student worker (LTE) assistance.
Participates in continuous quality improvement activities as assigned.
May perform other varied duties/responsibilities as per facility needs.
- High school diploma or equivalent.Training or coursework in basic plumbing, electrical, HVAC, or building systems maintenance desirable.
Three(3) years of building maintenance experience.A combination of education and experience may be considered. Valid Wisconsin Driver’s license.

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 100 pounds, and occasionally more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
While performing the duties of this job, the employee is occasionally exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. The employee is frequently exposed to a variety of outdoor conditions (i.e. rain, snow, sleet, wind).
Risk of blood borne pathogen exposure is considered moderate.
