Base Salary Range: $100K to - $120K with bonus and allowances
FLSA Status: Exempt

Summary

The Offsite Field Superintendent is responsible for supervision and coordination of the land development process for assigned communities within the Southern California Division.

Essential Duties and Responsibilities

1. Field supervision of offsite construction projects including scheduling, coordinating, quality assurance, and agency inspection.

2. Monitor construction activities for compliance with contract documents, plans, specifications, schedule and budget.

3. Preparation, review and recommendation of construction change order documentation.

4. Review and approval of construction project invoices.

5. Maintain NPDES Permit/SWPPP implementation and documentation. Comply with SWPPP (Storm Water Pollution Prevention Plan) requirements. Monitor all jobs for erosion control during periods of rain.

6. Assist homebuilding Field Managers as assigned.

7. Establish and develop a partnering relationship with Offsite Trades in collaboration with Community Development Managers and Land Development Manager.

8. Communicate trade performance to Community Development team members.

9. Directly communicate and coordinate with the Field Managers regarding offsite construction delivery and turnover to homebuilding.

10. Provide support to land acquisition due diligence investigation including identification of offsite construction issues, budget review, and schedules.

11. Schedule and attend constructability meetings for assigned offsite projects.

12. At the completion of a job or end of a phase, depending upon how it is bonded, make all necessary repairs for the governing agency to accept.

Conduct meetings with Offsite Trades and Consultants Team to review progress and improve communication to ensure a smooth-running job.

14. Monitor land development schedule and provide updates to the Community Development Manager.

15. Adhere to Shea Safety Practices and monitor field operations for compliance.

16. Other duties/projects as assigned.

Performance Standards

1. Create, maintain, and file all required project documentation.

2. Lead project team meetings weekly, or as needed.

3. Report budget impacts or potential impacts and maintain incident log.

4. Co-develop project schedule prior to start, then maintain weekly during project. Provide a weekly report on community progress.

5. Ensure NPDES Permit and SWPPP compliance and document as required.

6. Provide regular communication to Field Manager and/or Community Development Manager.

Knowledge/Experience

  • Minimum 5 years field supervision experience on site development projects including mass grading, arterial, collector and residential street improvements, wet and dry utilities, traffic signals, street and slope landscaping, and parks.
  • Homebuilding supervision experience a plus.
  • BA/BS preferred.
  • Current certification as Qualified SWPPP’s Practitioner or ability to obtain.


Skills/Abilities

1. Strong communication and leadership skills with construction project team members including contractors, civil and geotechnical engineers, field survey personnel and governmental agencies.

2. Ability to understand and implement engineering design plans and project specifications.

3. Ability to complete quality projects on schedule and within budget.

4. Ability to be analytical, practical, and synergistic in developing successful solutions to construction issues.

5. Strong organizational and time management skills.

6. Ability to supervise, prioritize and complete multiple projects in various locations.

7. Proficient in Microsoft computer software applications (Word, Excel, Project).

Physical Demand/Work Environment

The physical demands and work environment characteristics described here are representative of those that must be met by an associate to successfully perform the essential functions of this job. While performing the duties of this job, the associate is regularly required to talk and hear, and to drive a vehicle to and around jobsites. The job requires walking on uneven terrain in all weather conditions. The associate is frequently required to stand and walk and occasionally is required to sit. The associate must occasionally lift and/or move up to approximately 90 pounds. The team member may need to assist with erosion control by making and placing sandbags weighing up to 90 pounds each. Set up barricades or move them to a different location. Other physical demands will include crouching, stopping, bending, jumping and sitting for extended periods of time. The team member will be required to work outside being exposed to periodic exposures of heat, cold, rain and all other elements of nature. The noise level in the work environment is usually moderate to loud.
