Company Overview:

Sharpline Communities, a rapidly growing multifamily operator managing over 1,200 units, is seeking an experienced Maintenance Supervisor. This role is critical to maintaining our properties at the highest standards and providing an exceptional resident experience. The Maintenance Supervisor will oversee a team of technicians, manage projects, and play a key role in the execution of our property management strategy.

Key Responsibilities:

1. Leadership & Team Management:

  • Supervise and lead a team of maintenance technicians, providing guidance, training, and support to ensure high performance.
  • Assign and prioritize work orders, unit turns, and maintenance tasks to ensure timely and efficient completion, working closely with the VP of Field Operations for unit turn prioritizations.
  • Conduct interviews for new hires and provide onboarding training for new colleagues.
  • Address performance issues with staff in a constructive manner, offering coaching and corrective action when necessary to maintain performance standards.
  • Foster a collaborative and positive team environment that promotes teamwork and continuous improvement.

2. Facility Management & Inspections:

  • Conduct regular inspections of all facilities to identify and address maintenance needs.
  • Oversee preventive maintenance programs, including seasonal tasks.
  • Ensure that building systems (electrical, plumbing, HVAC, carpentry, painting) are functioning properly.
  • Check property grounds regularly and be knowledgeable of lawn care schedules.

3. Project Coordination & Execution:

  • Manage maintenance projects, including renovations and upgrades, ensuring on-time and within-budget completion.
  • Collaborate with the VP of Field Operations to plan and execute capital expenditure (CapEx) projects and property improvements.
  • Oversee inventory management and ensure maintenance shops are well-organized with regular inspections.

4. Safety & Compliance:

  • Ensure compliance with local, state, and federal safety regulations, promoting a culture of safety within the maintenance team.
  • Handle emergency situations and after-hours calls promptly.
  • Maintain accurate records of all maintenance activities, inspections, and repairs.

5. Communication & Reporting:

  • Serve as the main point of contact for maintenance issues, coordinating through senior technicians to reduce bottlenecks.
  • Prepare and present regular maintenance reports, detailing work completed, ongoing issues, and recommendations.
  • Utilize KPIs such as completed work orders, AppFolio logs, and resident feedback to track performance.
  • Maintain open communication with residents to address concerns and ensure a positive living environment.
Requirements:

Skills, Knowledge, and Expertise:

  • Leadership: Proven experience in supervising a maintenance team, with the ability to lead by example.
  • Technical Proficiency: Extensive knowledge of building systems (electrical, plumbing, HVAC, carpentry, painting) and safety practices.
  • Project Management: Strong ability to plan, execute, and oversee maintenance projects, including renovations and upgrades.
  • Problem-Solving: Excellent troubleshooting skills with a proactive approach to resolving maintenance issues.
  • Communication: Strong verbal and written skills to effectively interact with residents, staff, and management.
  • Organizational Skills: Ability to manage multiple tasks, prioritize work, and meet deadlines.
  • Physical Ability: Capable of lifting 50 pounds, working on ladders, and performing physically demanding tasks.
  • Certifications: HVAC certification is a plus; additional certifications in building systems are highly desirable.
  • Education & Experience: High school diploma or equivalent required; trade school or vocational training preferred. Minimum of 5 years of maintenance experience, with at least 2 years in a supervisory role.
