Overall Summary
The resident manager, under the direction and supervision of Sharper Management, is responsible for the general upkeep, day-to-day maintenance, upkeep and overseeing of all public areas, inside and outside, and certain administrative functions at The Tower at Normandale Lake.
Responsibilities
1. Day-to-day upkeep of the common areas within the building interior including but not limited to: the corridors, entry lobby areas, stairwells, guest suite, party room, fitness center, spa and sauna areas, elevators, and elevator lobby vestibules. The daily cleaning of common areas, exterior windows, and commercial cleaning of the carpet is to be done by others contracted by the Association.
2. Sweeping and snow removal, up to and including snowfall of 2 inches or less, in the areas of the exterior entrances, sidewalks, ramps, and terraces located directly off the lobby and other common areas. Sweeping and spraying of garage floor for removal of dirt, sand, salt, and slush.
3. Ensure that all shrubs, trees, flowers, and lawn are properly watered and fertilized. Primarily landscape maintenance, tree trimming, shrub pruning, flower maintenance, irrigation start-up/shut-down is completed by others contracted by the Association however some light maintenance is required between contractor visits. Ensure proper setting of underground irrigation system. Remove litter and debris from all exterior areas, including grounds, walks, parking areas, etc. on a daily basis.
4. Replace light bulbs within the building interiors as necessary. Ensure proper setting and maintenance of timing devices for interior and exterior lighting.
5. Review security tapes in each building as needed. Check security system in building on a weekly basis to ensure proper functioning. Promptly report any security issues and concerns to Sharper Management.
6. Ensure proper maintenance, replacement and repair of motors, pumps, doors, windows, fans, overhead garage doors, and filters for equipment located in the common areas. Perform repairs of a basic nature. Arrange for repairs of a complex nature or those subject to warranties. Ensure exercise equipment is in good working condition. Perform or arrange for necessary repairs.
7. Empty common area trash receptacles daily as needed. Clean and sanitize as necessary. Monitor trash and recycle areas. Sweep and clean as necessary. Arrange for cleaning and extra pick-up as necessary.
8. Ensure prompt response to emergency situations and matters of importance 24 hours a day. Exceptions: Scheduled evenings, weekends, holidays, and vacations are coordinated in advance with Sharper Management.
9. Maintain cleaning supplies and equipment. Notify Sharper when supplies and equipment need to be ordered, repaired, or replaced.
10. Maintain reservation schedules for party room and guest suite.
11. Ensure terrace areas on main level are swept and hosed down on a regular basis, and patio furniture are clean and in good working condition. Furniture is to be kept in a neat and orderly fashion. In off-season, furniture is to be removed and stored.
12. Administrative duties: Ensure notices from Sharper Management or Board of Directors are promptly posted or delivered. Ensure packages accepted on behalf of the residents are delivered, or made available for pick-up by resident. Maintain accurate records for key issuance and garage door entry tags. Assist in maintaining current resident information. Maintain reservation log for events, and other functions.
13. Communication skills: Ensure prompt communication with residents in a clear, conscience, professional manner. This is a front facing position which requires frequent, direct, contact with residents on a daily basis. Candidate should be able to effectively communicate with management, vendors, staff, and residents.
Pay: $62,500.00 - $73,000.00 per year
