Leasing Consultant
We are hiring at our Laguna Gardens Apts. property. We are seeking a Leasing Consultant, to assist guiding prospective residents through every step of the leasing process. Delivering exceptional customer experience and implementing effective marketing strategies. This role combines sales, relationship-building, and problem-solving to ensure residents feel at home from the very first interaction. Your success will directly contribute to the growth and profitability of our property portfolio.
Responsibilities:
- Ensure the leasing office is clean, hospitable, and professional in appearance during business hours.
- Open, inspect and prepare model and vacant units available to show each day.
- Assist Community Manager in generating traffic and increasing occupancy.
- Tour prospective residents and effectively close them by determining their needs, eligibility and desirability at a Shapell company standard or industry standard.
- Walk apartments to verify they are ready for move in a minimum of 24 hours prior to move in if the apartment is ready.
- Maintain weekly and monthly sales goals as set forth by (Sr.) Community Manager to meet or exceed budgeted occupancy.
- Attempt to resolve resident concerns and consult with (Sr.) Assistant Community Manager where necessary.
- Assist and promote resident relation and retention activities.
- Seek and support opportunities to increase and promote positively to the on-line reputation management.
- Input activity into Yardi daily including rentals, all traffic and work orders.
- Verify and qualify applications and submit to manager for signature per policy manual.
- Complete monthly reporting as required.
Qualifications:
- High school diploma or equivalent required.
- Experience in sales and/or customer service related industries.
Skills and Abilities
- Ability to read and interpret documents such as leases, addendums to leases, pertinent move-in/move-out paperwork and various notices to residents such as Notice to Comply. Ability to write routine reports and correspondence.
- Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.
- Excellent telephone and interpersonal skills. Can interface with people in a variety of mediums.
- Ability to maintain a calm and responsive demeanor, using good judgment and initiative.
- Must possess effective problem solving, verbal and written communication skills.
- Great attention to detail in paperwork processing.
