Position Summary
The Maintenance Director is responsible for ensuring the assisted living facility is maintained in a safe, sanitary, and compliant condition in accordance with Virginia Department of Social Services (VDSS) Assisted Living Facility Regulations, Virginia State Fire Marshal requirements, and applicable Centers for Medicare & Medicaid Services (CMS) Life Safety Code standards (NFPA 101).
This role is accountable for maintaining a safe environment for residents, staff, and visitors, with a strong focus on life safety systems, emergency preparedness, infection control support, and regulatory compliance readiness.
Key Responsibilities
Oversees and performs routine, corrective, and preventative maintenance on all building systems including HVAC, plumbing, electrical, mechanical, and life safety systems to ensure continuous safe operation.
Ensures full compliance with Virginia ALF regulations (22VAC40-73), including maintaining a safe, hazard-free environment and addressing environmental risks promptly.
Maintains compliance with NFPA 101 Life Safety Code, including fire alarm systems, sprinkler systems, fire doors, smoke barriers, and emergency egress pathways.
Conducts and documents routine environmental rounds and safety inspections in accordance with state survey expectations, identifying and correcting deficiencies in a timely manner.
Ensures all fire and life safety systems are inspected, tested, and maintained per required schedules, including coordination with licensed vendors and maintaining inspection documentation for survey review.
Maintains compliance with OSHA standards related to workplace safety, hazard communication, personal protective equipment (PPE), and safe equipment use.
Supports infection prevention and control efforts by maintaining proper ventilation, sanitation standards, and timely repair of environmental issues that could impact resident health.
Develops, implements, and documents a comprehensive preventative maintenance program, including logs for HVAC, generators, kitchen equipment, and other critical systems.
Maintains and tests emergency power systems (generators) to ensure operational readiness in accordance with regulatory requirements.
Participates in and supports emergency preparedness planning, including fire drills, disaster drills, and emergency response procedures as required by Virginia regulations.
Ensures all environmental hazards are immediately addressed, including trip hazards, water leaks, temperature concerns, and unsafe equipment.
Maintains required documentation for state surveys, fire marshal inspections, and internal audits, ensuring records are accurate, current, and readily accessible.
Supervises maintenance staff, including scheduling, training, and performance management, ensuring team adherence to safety and compliance standards.
Coordinates with external contractors and vendors to ensure all work meets regulatory and safety requirements.
Supports capital projects, renovations, and facility upgrades in alignment with compliance standards.

Immediately reports and corrects any condition that may pose a risk to resident health, safety, or welfare.
Qualifications:
Qualifications
High school diploma or equivalent required; technical or trade certification preferred.
Minimum of 3–5 years of maintenance experience, preferably in healthcare, assisted living, or regulated environments.
Supervisory experience preferred.
Strong working knowledge of HVAC, plumbing, electrical, and mechanical systems.
Experience with life safety systems, regulatory compliance, and inspection readiness strongly preferred.
Ability to interpret regulations, technical manuals, and safety standards.
Strong organizational, documentation, and problem-solving skills.
Ability to respond to emergencies and participate in on-call rotation.
Physical Requirements
This position requires prolonged periods of standing, walking, and moving throughout the facility and grounds.
The role requires the ability to lift, carry, push, and pull objects weighing up to 50 pounds.
Frequent bending, stooping, kneeling, climbing ladders, and reaching overhead is required.
The individual must be able to safely operate tools, machinery, and maintenance equipment.
The position requires working in varying environmental conditions, including exposure to heat, cold, noise, and mechanical hazards.
Work Environment
Work is performed in both indoor and outdoor environments within an assisted living facility. The role involves frequent interaction with residents, including elderly and medically vulnerable populations, and requires professionalism, patience, and adherence to resident rights and dignity standards.
Additional Requirements
Must pass background check and drug screening in accordance with Virginia ALF requirements.
Must maintain any required certifications or licenses.
Must be able to demonstrate compliance knowledge during state survey interviews.
