About the Role

We are seeking a dependable, skilled, and customer-focused Maintenance Technician to support operations for a 153-unit residential community in Princeton, NJ. This role works closely with the on-site Superintendent and plays a key part in maintaining a safe, clean, and well-functioning property for our residents.

The ideal candidate is hands-on, organized, and dedicated to delivering high-quality work while providing excellent service. This position also requires participating in on-call rotation for after-hours emergencies to ensure timely response to urgent maintenance needs.

Key Responsibilities

General Maintenance & Repairs

  • Perform electrical, plumbing, HVAC, and carpentry repairs
  • Complete sheetrock repairs, tile grouting, flooring repairs, and other unit maintenance
  • Paint apartments and common areas as needed
  • Conduct daily building walkthroughs to identify issues and ensure the property remains clean and safe
  • Maintain building systems, mechanical rooms, and equipment
  • Manage storage and stock rooms, ensuring materials are organized and inventoried
  • Complete work orders promptly and maintain accurate documentation

Apartment Turnovers

  • Prepare units for new residents, including painting, patching, repairs, cleaning, and fixture replacements
  • Install appliances and hardware as requested
  • Ensure turnover standards are met before each move-in

Preventive & Safety Maintenance

  • Conduct routine inspections of building systems, equipment, and common areas
  • Assist with life/safety systems and ensure required equipment remains operational
  • Support inspection appointments with town, county, and city agencies
  • Follow all safety protocols, PPE requirements, and OSHA guidelines
  • Protect building access, security systems, and confidential information

Seasonal & Emergency Response

  • Perform snow removal, salting, and other weather-related tasks (as needed)
  • Respond to building emergencies 24/7 on a rotating basis
  • Support the Superintendent with urgent maintenance situations and repairs

Customer Service & Team Collaboration

  • Interact professionally and respectfully with residents and colleagues
  • Communicate clearly about repair timelines and follow-up
  • Manage time effectively while balancing multiple priorities
  • Use the company’s work order and email systems to log, update, and complete tasks

Preferred Qualifications

  • Minimum 3 years of building maintenance experience (residential preferred)
  • High School Diploma or GED (preferred but not required)
  • Strong mechanical, electrical, plumbing, HVAC, and general repair skills
  • Strong verbal and written communication skills
  • Strong customer service orientation
  • Ability to multitask and prioritize in a fast-paced environment
  • Comfortable using computers/tablets for email and work order systems
  • High attention to detail, cleanliness, and accuracy
  • Must be able to speak and understand English

Physical Requirements

  • Ability to lift up to 40 lbs regularly, and up to 100 lbs with or without assistance
  • Ability to bend, stretch, twist, squat, and reach in the performance of daily tasks
  • Ability to climb, work on, and carry items up and down ladders
  • Ability to walk and move throughout all areas of the building
  • Ability to lift, push, pull, or carry objects using hands, arms, shoulders, legs, and core muscles
  • Ability to wear all required PPE
  • Ability to see details clearly (e.g., numbers, labels, color codes, video displays)
  • Ability to read, interpret, and follow written and verbal instructions
  • Ability to speak clearly and professionally when interacting with residents and team members

Job Type: Full-time

Pay: $23.00 - $25.00 per hour
