Position Overview
We are seeking a skilled and dependable Maintenance Technician (Floater) to support four properties within our Morris County, NJ portfolio. This role is ideal for a versatile technician who enjoys variety, problem-solving, and working across different communities.
You will be responsible for completing maintenance requests, performing repairs, assisting with turnovers, and supporting property teams as needed.
Key Responsibilities
· Perform general maintenance and repair tasks across multiple residential properties
· Complete work orders efficiently and with high-quality workmanship
· Support apartment turnovers including painting, repairs, and preparation for move-ins
· Diagnose and repair plumbing, electrical, and carpentry issues
· Conduct patching, plastering, and painting throughout common areas and units
· Perform tile and flooring repairs
· Assist with seasonal tasks such as snow removal or outdoor upkeep
· Communicate with Property Managers to prioritize daily tasks
· Maintain a clean, safe work environment and follow safety procedures
· Provide excellent customer service to residents and staff
Required Skills & Experience
- Proven experience in:
- Plumbing
- Carpentry
- Tiling & floor repair
- Electrical (basic to intermediate)
- Painting & plastering
- High School Diploma or GED required; equivalent experience will also be considered
- Strong oral and written communication skills required. Bilingual in Spanish is a plus.
- Strong time management and ability to work independently
- Ability to troubleshoot issues and recommend solutions
- Reliable transportation to travel between Morris County properties
- Ability to lift 40 lbs. and perform physical maintenance tasks
- Must have basic hand tools necessary to complete day-to-day maintenance tasks. Specialized tools and equipment will be provided by the company as needed.
- Valid driver’s license
Preferred (Not Required) Certifications
While these are not required, the following licenses/certifications are a strong plus:
- Black Seal Low Pressure Boiler License (NJ)
- EPA 608 Certification (HVAC/Refrigerant Handling)
- OSHA 10 or OSHA 30
- Any NJ-recognized maintenance or building operations training
Work Schedule
- Monday–Friday
- Full-time, 40 hours per week
- Occasional weekends or after-hours support based on property needs
