Job Overview
Plans, organizes and directs the maintenance of hospital buildings, mechanical equipment, power plant and vehicles. Establishes policies, procedures and departmental objectives. Supervises departmental personnel. OSHA Bloodborne Pathogens I.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
A.
1. Determines preventative maintenance schedules and provides for
unscheduled maintenance requirements.
2. Manages and participates in the installation, maintenance and removal
of mechanical equipment, electric and plumbing systems.
3. Manages the operation and maintenance of the power plant and all
hospital environmental control systems.
B.
1. Establishes inventory requirements for maintenance and arranges for
the purchase of supplies and equipment.
2. Maintains a system for recording the use and cost of supplies and
equipment.
3. Keeps abreast of changes and innovations and recommends supply
and equipment items for purchase
4. Coordinates maintenance requirements with department managers.
C.
1. Initiates department policies, procedures and practices consistent with
hospital policy.
2. Establishes management control procedures to create efficient and
effective handling of maintenance.
3. Supervises and coordinates activities including work routines and
schedules. Selects, hires, develops, evaluates, disciplines and terminates department employees in compliance with hospital policy.
4. Maintains a safe working environment.
OTHER SIGNIFICANT REQUIREMENTS:
A. Interacts with all department managers on a continuous basis.
B. Familiarity with federal, state and local regulations and codes concerning
buildings, maintenance, fire and safety.
C. Performs duties as the hospital safety officer.
D. Maintains HIPAA required confidentiality while working with confidential
matters on a daily basis.
E. Follows safety guidelines and policies of the Hospital.
F. Maintains and participates in the Department call schedule.
G. Other duties as assigned.
Experience
- Proven management experience supervising facilities maintenance teams within a healthcare or industrial environment.
- Extensive knowledge of mechanical systems repair including HVAC system troubleshooting and repair techniques.
- Strong background in electrical systems maintenance with experience working on high voltage and low voltage electrical circuits.
- Familiarity with programmable logic controllers (PLCs), schematics interpretation, Ohmmeters, multimeters, and other diagnostic tools for engineering troubleshooting.
- Demonstrated ability in project management—planning, executing, monitoring projects related to facilities upgrades or repairs.
- Knowledge of OSHA safety regulations specific to healthcare environments or industrial settings.
- Experience utilizing CMMS software for work order management and preventive maintenance scheduling.
- Excellent leadership skills with a focus on managing facilities management teams effectively while fostering teamwork and accountability.
- Proficiency in Microsoft Office applications for reporting purposes and maintaining documentation standards.
- Strong mechanical knowledge combined with practical experience in plumbing system maintenance and repair as well as HVAC system servicing.
