The Opportunity

Help build the next major multifamily property management platform in the Southeast.

Servio Capital is seeking an accomplished, highly motivated Vice President of Business Development to lead the expansion of our third-party multifamily property management business.

This is an opportunity for a proven industry professional who has already demonstrated the ability to originate and close multifamily management contracts—and is ready to leverage that experience to build something substantial.

Servio has an established real estate operating platform, experienced ownership, and existing infrastructure. We are now focused on aggressively expanding our third-party multifamily management portfolio.

We are looking for a business development leader who can turn that infrastructure into significant recurring revenue.

This is not a traditional corporate sales position.

The right individual will have meaningful autonomy, direct access to company ownership, an opportunity to influence the company's growth strategy, and uncapped earning potential tied directly to their success.

We want someone who is excited by the prospect of helping build a major business—not simply managing an existing book of accounts.

About Servio Capital

Founded in 2016, Servio Capital is a vertically integrated real estate investment and operating company with experience across multifamily housing, hospitality, real estate development, construction, and property management.

Our leadership team has overseen approximately $300 million in real estate assets, with extensive experience in acquisitions, asset management, property operations, financing, and development.

As real estate owners and operators ourselves, we understand the challenges facing multifamily investors.

Our approach to property management is built around a simple philosophy:

Manage every property with the mindset of an owner—focused on maximizing NOI, improving operating performance, and increasing long-term asset value.

With established operating experience and corporate infrastructure already in place, we believe there is a significant opportunity to expand our third-party multifamily management business.

We are seeking the right executive to help lead that expansion.

Position Overview:

The Vice President of Business Development will be responsible for identifying, originating, negotiating, and securing new third-party multifamily property management agreements.

The ideal candidate will bring an established network of multifamily owners, developers, syndicators, family offices, and investment professionals, along with a demonstrated ability to convert those relationships into management contracts.

Our initial focus will be on apartment communities generally containing 150 or more units, with particular interest in properties large enough to support dedicated on-site management teams.

The position will focus initially on the Southeast, with opportunities to expand into additional markets as the portfolio grows.

The successful candidate will work directly with Servio's principals to develop and execute the company's long-term growth strategy.

Key ResponsibilitiesBusiness Development & Portfolio Expansion

  • Originate, negotiate, and secure new third-party multifamily property management agreements.
  • Build and execute a comprehensive strategy for expanding units under management.
  • Identify and pursue relationships with multifamily owners, developers, syndicators, family offices, and institutional investors.
  • Leverage existing industry relationships to generate qualified management opportunities.
  • Develop new relationships through direct outreach, networking, referrals, and strategic partnerships.
  • Establish referral relationships with multifamily investment sales brokers, lenders, developers, and other industry professionals.
  • Identify opportunities involving property acquisitions, new developments, management transitions, and underperforming apartment communities.
  • Manage the complete sales process, from initial prospecting through contract execution.
  • Maintain an organized, measurable pipeline of qualified opportunities.

Strategic Growth & Leadership:

  • Work directly with company ownership to establish regional expansion strategies.
  • Identify attractive geographic markets and ownership groups.
  • Develop and refine Servio's competitive positioning within the third-party multifamily management industry.
  • Build relationships with ownership groups capable of providing multiple management assignments.
  • Collaborate with operations leadership to evaluate the profitability and strategic fit of potential management contracts.
  • Help establish scalable business development systems and processes.
  • Contribute to the long-term development of the property management platform.

Client Relationships & Financial Expertise:

  • Build trusted relationships with sophisticated multifamily investors and ownership groups.

  • Present compelling management proposals that communicate Servio's operational capabilities and value proposition.
  • Understand the needs and investment objectives of prospective clients.
  • Work closely with operations leadership to facilitate successful transitions and long-term client retention.

  • Strong understanding of apartment operations, property financials, and investment fundamentals.
  • Proven ability to develop relationships, negotiate agreements, and close business.
  • Excellent communication, presentation, and relationship-management skills.
  • Entrepreneurial mindset with a strong sense of accountability and personal initiative.
  • Willingness to travel throughout assigned markets.

  • Previous experience as a Vice President, Senior Director, or Director of Business Development with an established multifamily property management company.
  • Documented history of originating approximately 1,000 or more new units under management annually.
  • Existing relationships with owners of multifamily communities containing 150–350 units.
  • Experience securing multiple management contracts from the same ownership group.
  • Established relationships throughout the Southeast.
  • Experience launching or expanding a regional third-party management platform.
  • Demonstrated success generating recurring management revenue.

Performance Expectations

The successful candidate will be expected to establish a consistent, scalable business development operation capable of generating substantial new recurring management revenue.

Initial objectives include:

  • Building a robust pipeline of qualified multifamily management opportunities.
  • Targeting approximately 750–1,200 new units under management during the first 12 months.
  • Developing toward sustained annual production of 1,500–2,000 additional units as the platform expands.
  • Establishing long-term relationships with ownership groups capable of generating multiple management assignments.
  • Prioritizing profitable management contracts and sustainable client relationships.

Success will be measured primarily through management contracts secured, units successfully onboarded, recurring revenue generated, and long-term client retention.

Compensation & Earning Potential

Servio believes exceptional business development professionals should have the opportunity to earn exceptional compensation.

We offer a performance-driven compensation structure designed to reward individuals who consistently originate profitable new business.

Compensation Package:

  • Base Salary: $85,000–$125,000 annually, based on experience and demonstrated track record.
  • Uncapped Commissions: Significant commission opportunities tied directly to new management contracts and recurring management revenue.
  • On-Target Annual Earnings: $175,000–$225,000 for successful performance.
  • Exceptional Performance: Opportunity to earn substantially above target compensation through continued portfolio growth.
  • Long-Term Opportunity: Potential for expanded executive leadership responsibilities and additional performance-based incentives as the company grows.

On-target earnings are illustrative and not guaranteed. Actual compensation will depend on individual production, contract performance, and the agreed commission plan.

Our compensation philosophy is simple:

We want to create an environment where a highly successful business development executive can earn more by producing more—with no artificial ceiling on their success.

Why Join Servio? Build Something Significant

Rather than stepping into a narrowly defined corporate sales position, you will have the opportunity to play a central role in building and expanding a multifamily management platform.

Existing Infrastructure

Servio brings established real estate operating experience, financial reporting capabilities, and an experienced ownership team.

Your primary focus will be generating new business—not creating an operating company from scratch.

Direct Access to Ownership

You will work directly with the company's principals, with the ability to influence strategy, target markets, and growth initiatives.

Entrepreneurial Freedom

We value initiative, accountability, creativity, and measurable results.

We are looking for someone who wants the freedom to pursue meaningful opportunities and the responsibility that comes with delivering results.

Uncapped Financial Opportunity

We believe compensation should reflect the value created.

The right candidate will have the opportunity to generate substantial personal earnings while helping build a meaningful recurring-revenue business.

Long-Term Leadership Potential

As the management portfolio grows, there may be opportunities for the successful candidate to assume broader executive responsibilities within the organization.

Who Will Thrive in This Position?

The ideal candidate is someone who:

  • Has already established a successful career in multifamily business development.
  • Maintains meaningful relationships with apartment owners and investment professionals.
  • Knows how to turn relationships into signed management agreements.
  • Is comfortable prospecting, negotiating, and closing business independently.
  • Understands how property management affects investment performance.
  • Wants greater autonomy and financial upside than a traditional corporate position may provide.
  • Is motivated by the opportunity to build a substantial business over the next several years.

We are not seeking someone who simply wants an executive title and a guaranteed salary.

We are seeking an accomplished business development professional who wants the opportunity to build a major portfolio, generate substantial recurring revenue, and be rewarded accordingly.

How to Apply

Interested candidates should submit a résumé along with a brief summary of their relevant business development accomplishments.

We are particularly interested in understanding:

  • The approximate number of multifamily units personally originated over the past three years.
  • The number and approximate size of third-party management agreements secured.
  • The geographic markets and ownership groups served.
  • Experience developing new client relationships and expanding management portfolios.
  • Examples of building successful, recurring-revenue business relationships.

Candidates should provide only information they are authorized to disclose. Confidential inquiries are welcome.

If you have a proven record of winning multifamily management business and are looking for an opportunity where your earning potential and professional growth are directly connected to your performance, we want to hear from you.
