CUSTODIAL SITE SUPERVISOR POSITION DESCRIPTION

Job Title : Site Supervisor (full-time) Job Code : Job Grade : Reports To : Account Manager or Area Manager Rate Type : Hourly (H)

POSITION SUMMARY : Janitorial Supervisors are those employees who are generally responsible for the supervising the cleaning of all areas of assigned building(s).

These areas include offices, conference rooms, corridors, lobbies, and other public areas such as break rooms and restrooms.

Project work, especially floor maintenance, may be included in the duties of these employees if these duties are assigned.

Performance of or supervision of any of these duties may be required. Other required duties may be assigned by the supervisor.

ESSENTIAL FUNCTIONS : As a SMFM Supervisor, you will be assigned building(s) and employees to supervise. At any time that sufficient employees are not present to perform work, you will be required to accomplish any tasks the absent worker may have been assigned to accomplish.

However, the needs of the company may also dictate that you perform other tasks. These are the principle on-going responsibilities that are necessary to accomplish the purpose of the job.

The tasks may vary depending on assigned building(s).

1) Insuring that employees follow all customer security policies. Also, securing of the facility (entire building and / or individual suites / spaces).

2) Operation of the alarm systems as applicable. 3) Insuring that entrance areas are clean and free from paper and litter.

8) Assisting Manager(s) with any light maintenance work. Such as replacement of ceiling tiles and light bulbs as required.

9) Insuring that your personal and your assigned employee’s time is recorded properly for work actually accomplished. 10) Perform special function / activity set-up and clean-up.

11) Report maintenance concerns (work order requests) to your Manager. 12) Perform other duties as assigned. 13) Attend scheduled training sessions.

14) Perform employee training as needed. 15) Conduct quality inspections daily. 16) Assist manager with reports, communication and other record keeping.

17) Follow instructions from managers, adhere to company component policies and procedures 18) Display safe work practices 19) Maintain a flexible work shift to accomplish supervision in your assigned location on any shift or work day that workers are present.

STATUS AND SCOPE : This is the reporting relationships, special skills and abilities required to perform essential job functions.

The position reports to an Account Manager or to an Area Manager. The position supports the operations of the facility that is managed by SMFM clients.

It requires knowledge of cleaning equipment, floor maintenance equipment, alarm / security systems and the ability to effectively communicate with Janitorial employees and client / tenant staff.

QUALIFICATIONS : Experience and education / training typically necessary to perform the essential job functions.

This position requires experience in Janitorial work preferably in a commercial environment. The employee must be able to demonstrate an ability to perform the essential job functions.

Additionally, this position requires the ability to utilize computers and computer software for the purpose of preparing reports and other record keeping.

The employee in this position must be available to supervise functions that take place on any shift and on any day that employees are performing work tasks.

USE OF EQUIPMENT : The following equipment may be used in this position. The employee must demonstrate and ability to operate or learn the use of each item : 1) light vacuum (upright or backpack) 2) heavy vacuum 3) buffing machine (side-to-side) 4) burnisher 5) automatic scrubber 6) hand truck (dolley) 7) pressure washer 8) carpet cleaning machines (scrubbers and extractors) 9) wet vac 10) brooms and mops 11) Computer with Microsoft Office products.

TRAVEL REQUIREMENTS : Travel to business related functions (typically training). The person in this position could also be asked to move from one location to another during the scheduled shift.

There will typically be less than 10% travel in this position.

LIFTING REQUIREMENTS : The typical lifting requirements of this position.

Lifting 50 pounds maximum with frequent lifting and / or carrying of objects weighing up to 25 pounds. This is considered a medium lifting required position.
