Project Manager, Commercial Construction
Location: Bartow / Lakeland, Florida
Job Type: Full-Time
Salary: $80,000 to $110,000 annually, depending on experience
Industry: Commercial Construction
About SEMCO Construction
SEMCO Construction is a third-generation, family-owned general contractor and construction manager serving Central Florida. For more than 50 years, we have built schools, government facilities, and other commercial and institutional projects while developing long-standing relationships with our clients, employees, and communities.
Many of our employees have built careers with SEMCO spanning decades. As we continue to grow and prepare for the next generation of leadership, we are looking for driven construction professionals who want meaningful project ownership, autonomy, and the opportunity to make an impact.
The Opportunity
SEMCO is seeking a Commercial Construction Project Manager to take ownership of projects from award through closeout.
This is not a role where you'll simply coordinate paperwork or manage one piece of a project. You'll be accountable for the overall success of your assigned projects, particularly budget, schedule, profitability, subcontractor management, and client relationships.
Project Managers typically oversee multiple concurrent projects and work closely with Superintendents to ensure successful execution in the field.
We are open to different experience levels. An experienced Project Manager may step directly into larger, more complex assignments. We will also consider high-potential Assistant Project Managers and construction professionals with a strong educational or technical foundation who are ready to grow into greater project ownership.
What You'll Do
- Manage commercial construction projects from award through final closeout
- Take ownership of project budgets, schedules, profitability, and overall performance
- Manage multiple concurrent projects at varying stages of construction
- Serve as the primary point of contact for owners, architects, consultants, and other project stakeholders
- Develop, maintain, and monitor project schedules and take corrective action when necessary
- Manage project budgets, forecasting, cost controls, and financial performance
- Lead subcontractor buyout and prepare, negotiate, and manage subcontracts
- Coordinate subcontractors in partnership with the project Superintendent
- Manage RFIs, submittals, change orders, and project documentation
- Prepare and manage monthly owner billing and pay applications
- Review and approve subcontractor and vendor invoices
- Lead owner and architect meetings and communicate project status, risks, and solutions
- Partner closely with Superintendents on field execution, schedule, quality, and safety
- Manage punch lists, warranties, O&M manuals, and owner turnover
- Identify opportunities to improve project delivery, technology, and internal processes
What We're Looking For
Preferred Background
- Experience in commercial construction, general contracting, or construction management
- Demonstrated responsibility for project budgets and schedules
- Experience managing subcontractors and project financials
- Ability to manage multiple priorities or projects simultaneously
- Strong communication and client-facing skills
- Comfortable taking ownership and making decisions with limited supervision
- Familiarity with construction project management technology, preferably Procore
- Valid driver's license
- Authorized to work in the United States
Especially Valuable
- Experience with public or institutional construction, including K-12 schools, municipalities, government facilities, aviation, or similar projects
- Bachelor's degree in Construction Management, Building Construction, Engineering, or a related discipline
- Experience managing multiple commercial projects concurrently
- Military leadership experience
- Experience working for a commercial general contractor or construction manager in the Central Florida market
- Interest in technology, AI, and improving traditional construction processes
Years of experience alone will not determine fit. We are interested in proven Project Managers as well as high-potential professionals who have the technical foundation, judgment, accountability, and drive to grow into the role.
How We Work
SEMCO combines the stability and family values of a long-established contractor with an opportunity to help shape the company's next chapter.
Our leadership philosophy is straightforward: set clear expectations, hire capable people, and give them room to perform.
You'll do well here if you:
- Take ownership rather than wait for direction
- Hold yourself to high standards
- Communicate directly and professionally
- Enjoy solving problems
- Want your performance to make a visible impact
- Bring ideas and better ways of doing things
- Value autonomy and accountability
- Want to build a long-term career rather than simply clock in and out
Work Environment
This is a field-based position, not a remote or traditional office role. Project Managers spend the majority of their time working from the jobsites they manage, with appropriate office workspace provided at project locations.
Projects are concentrated throughout Central Florida, with the Bartow/Lakeland area serving as the primary geographic focus. SEMCO is not typically a traveling contractor requiring employees to spend extended periods away from home.
Compensation & Benefits
SEMCO offers a competitive total compensation package, including:
- Base salary of approximately $80,000 to $110,000 , depending on experience and capabilities
- Performance-based bonus opportunity
- Medical, dental, and vision insurance
- 401(k)
- Paid holidays and vacation/PTO
- Company truck and fuel card, or vehicle stipend when applicable
- Company-provided phone, laptop, and iPad
Compensation may be adjusted for an exceptional candidate whose experience and ability warrant consideration above the posted range.
