What are the responsibilities and job description for the Disposition Partner position at Sell Hut Properties?
About the role
Sell Hut Properties is looking for a local Indianapolis JV Disposition Partner who already has an active cash/hard money buyer list and can move wholesale deals quickly.
This is commission-only (no base pay). If you have buyers and know how to dispo properly, this can pay extremely well.
Compensation (JV Split)
- 50/50 split of the assignment fee on each deal you disposition
- Paid only at closing (when the assignment fee is collected)
- You bring the buyer run disposition. We bring the signed seller contract.
Your Role
- Disposition our contracts to your buyer list (calls, blasts, follow-up)
- Coordinate access/walkthrough windows locally
- Collect EMD and buyer paperwork
- Work with our title company through closing
- Provide buyer feedback fast (pricing, demand, objections)
Requirements (Non-Negotiable)
- You are local to Indianapolis
- You have your own active buyer list (cash/hard money)
- You’ve dispo’d wholesale deals before (assignments / double close awareness)
- You can show proof of performance (redacted HUD/CD or references)
- You can move fast and keep communication tight
