Position: Operations Manager - Self Storage
Location: Alamogordo, NM
Pay: $21 to $25 per hour, depending on relevant experience and qualifications
Hours: 35 - 40 hours per week
Saturday Coverage: Two Saturday shifts per month are required. Occasional additional Saturday coverage may be required for staff absences or scheduling needs. Saturday hours count toward the regular weekly schedule, with weekday hours adjusted accordingly. Work schedules provided in advance.
About the Opportunity
We are an independently owned storage business with seven locations across Alamogordo, Hobbs, and Elephant Butte, New Mexico. We are hiring an Operations Manager to lead our daily operations, support our employees, and help our business operate more efficiently as we grow.
This is a hands-on leadership position with authority to make day-to-day decisions within established guidelines. You will supervise our Alamogordo office team, coordinate with local maintenance technicians, resolve operational issues, and keep work moving without requiring constant direction from the owner.
Bilingual proficiency in English and Spanish is a high priority for this position. You must be able to confidently assist customers and communicate professionally in both languages, including over the phone.
Handling inbound and outbound calls is an essential part of this position. Along with your management responsibilities, you will answer customer calls, respond to rental inquiries, follow up with prospective tenants, make account-related calls, and provide coverage as needed. We need a manager who is comfortable leading the team and participating in the daily work.
What You Will Do
Lead and support the team
- Serve as the first point of contact for routine employee questions and operational decisions.
- Set priorities, delegate responsibilities, coordinate coverage, and follow through on assignments.
- Train and coach employees, communicate expectations, and address performance concerns.
- Create and maintain practical procedures and training materials.
Support customers and rental activity
- Assist English- and Spanish-speaking customers professionally and confidently.
- Handle inbound and outbound calls as needed, including rental inquiries, lead follow-up, account questions, payment reminders, and customer concerns.
- Assist with rentals, reservations, payments, and other customer transactions.
- Resolve escalated customer issues within company guidelines.
- Ensure the team follows up promptly with prospective and existing tenants.
Oversee daily property operations
- Coordinate cleaning, maintenance, overlocks, and other on-site work with local maintenance technicians.
- Track open issues, prioritize repairs, and verify completed work.
- Approve routine expenses within established limits.
- Conduct quarterly visits to Hobbs and Elephant Butte to review property conditions and operating standards.
Manage performance and improve processes
- Monitor occupancy, rental activity, delinquency, customer follow-up, and outstanding maintenance.
- Ensure established account-management and collections procedures are followed consistently.
- Identify recurring problems and implement practical improvements.
- Provide the owner with a concise weekly update on results, priorities, and issues requiring owner input.
Required Qualifications
- At least 3 years of management experience, including directly supervising employees, training staff, and managing daily operations.
- Bilingual proficiency in English and Spanish. This is a required qualification and a high hiring priority, including the ability to handle customer calls in both languages.
- Sound judgment and the ability to make decisions independently within established guidelines.
- Willingness to handle customer calls and routine operational work alongside management duties.
- Strong organization, follow-through, and attention to detail.
- Confidence giving feedback and holding employees accountable.
- Professional communication skills and the ability to handle difficult customer conversations.
- Comfort learning management software, reviewing reports, and using spreadsheets and other office tools.
- Ability to work from Alamogordo and travel quarterly to our other markets.
Experience in self-storage, property management, retail, hospitality, or another customer-focused business is preferred. Multi-location management experience is a plus.

You will help build an operation where employees know what is expected, customers receive timely assistance, maintenance issues are resolved, and routine decisions are handled without repeatedly involving the owner.
During your first 90 days, you will learn our properties and systems, take ownership of daily team supervision, establish consistent follow-up practices, and begin improving the procedures that support our business.
Compensation and Opportunity
Pay is $21–$25 per hour, depending on qualifications and experience.
