Summary
We are looking for a motivated and flexible Assistant Facility Manager to support the operations of two sister self-storage facilities. This position will float between both locations based on business needs, staffing, and operational priorities.
The Assistant Facility Manager will work closely with the Facility Managers and leadership team to ensure both facilities remain clean, secure, occupied, and operating efficiently. This is a hands-on position that requires strong customer service skills, attention to detail, accountability, and the ability to work independently at either location.
This position is ideal for someone who enjoys variety, takes ownership of their responsibilities, and can adapt quickly to changing priorities.
Duties and Responsibilities
- Provide outstanding service to tenants and prospective customers while maintaining a positive, professional, and helpful disposition.
- Float between two sister facilities and provide operational support based on business needs and staffing requirements.
- Support the Facility Managers with the daily operations of both assigned facilities.
- Perform daily property inspections and assist with custodial duties, including maintaining the interior and exterior of both facilities.
- Maintain grounds, buildings, units, and common areas to ensure each property meets company standards for cleanliness, appearance, security, and functionality.
- Communicate and interpret rental documents while following applicable state and federal laws and company policies.
- Assist with maintaining high occupancy through leasing, follow-up calls, customer service, and effective sales techniques.
- Assist with daily collection calls, delinquency follow-up, tenant communications, and the eviction process as directed.
- Handle difficult or challenging tenant conversations professionally and assist with de-escalating customer concerns.
- Assist with auctions, audits, cash reconciliations, deposits, and other financial responsibilities as assigned.
- Submit and follow up on work orders to ensure maintenance issues are addressed in a timely manner.
- Coordinate with contractors, vendors, and maintenance personnel and assist with follow-up on outstanding work.
- Assist with troubleshooting basic facility technology, including computers, printers, gate systems, access controls, and other property equipment.
- Help ensure both facilities are operating according to company policies, procedures, and performance standards.
- Identify maintenance, safety, security, or operational issues and communicate them to the appropriate manager or leadership team.
- Support the Facility Manager during staffing shortages, vacations, call-outs, or periods of increased business activity.
- Maintain accurate records and complete assigned administrative tasks in a timely manner.
- Assist with opening and closing procedures and ensure all required daily tasks are completed.
- Take ownership of assigned responsibilities and contribute to the overall success of both facilities.
Qualifications
- Previous experience in self-storage, property management, retail, hospitality, sales, or customer service is preferred but not required.
- Ability to efficiently navigate computer systems, utilize company software, and perform basic IT troubleshooting related to computers, printers, gate access, and similar equipment.
- Demonstrated ability to upsell unit sizes, merchandise, and insurance or protection plans provided or required by the company.
- Strong customer service skills and the ability to communicate professionally with a wide variety of customers.
- Ability to effectively manage interactions with angry, irate, or frustrated customers while focusing on de-escalation and finding appropriate solutions.
- Strong organizational skills and the ability to prioritize tasks across two different facilities.
- Ability to work independently while also communicating effectively with Facility Managers and leadership.
- Comfortable traveling between two sister facilities as needed during scheduled work hours.
- Ability to adapt to changing schedules, staffing needs, and operational priorities.
- Familiarity with Microsoft Office Suite, including Word, Excel, and Outlook, is preferred.
- Strong attention to detail and the ability to accurately complete administrative and operational tasks.
- Takes ownership of assigned responsibilities and consistently follows through.
- Availability for flexible scheduling and a willingness to work independently.
- Must strictly adhere to attendance, punctuality, and scheduled shift requirements.
- Successful completion of a general background check is required as part of the hiring process.
- Possession of a valid driver’s license is required.
- Reliable transportation is required to travel between the two assigned facilities.

Schedule
Full Time | 9:00 AM – 6:00 PM
Monday – Saturday
Closed Sundays
Saturdays are required, with flexibility to rotate or adjust based on the needs of the two facilities.
Because this position supports two sister locations, the Assistant Facility Manager must be comfortable working at either facility during their scheduled hours and adjusting their location based on operational needs.

Pay: $20.00 - $21.00 per hour
Expected hours: 32.0 – 40.0 per week
