Vice President, Real Estate Investments & Development - Virginia
Our client is a leading residential real estate investment and land development platform focused on the acquisition, entitlement, development, and management of large-scale residential communities throughout high-growth markets. With significant capital backing and an active development pipeline, the firm continues to expand its footprint across Virginia and the Mid-Atlantic region.
The Vice President, Real Estate Investments & Development will play a leadership role in sourcing, underwriting, acquiring, entitling, and developing residential land opportunities throughout Virginia. This individual will manage projects from initial pursuit through lot delivery, partnering closely with municipalities, consultants, contractors, landowners, brokers, and national and regional homebuilders.
Key Responsibilities
- Lead all aspects of land acquisition and development activities across Virginia.
- Source, evaluate, and underwrite residential land opportunities.
- Prepare investment memoranda and presentations for internal approval.
- Manage due diligence efforts, including entitlement review, engineering, utilities, environmental, and market analyses.
- Oversee zoning, entitlement, permitting, and governmental approval processes.
- Direct land development activities from acquisition through lot delivery.
- Manage project budgets, schedules, forecasts, and overall financial performance.
- Coordinate and oversee engineers, consultants, attorneys, contractors, and utility providers.
- Negotiate acquisitions with landowners, brokers, and other counterparties.
- Build and maintain relationships with municipalities, planning commissions, developers, landowners, and homebuilding partners.
- Assist with the marketing and disposition of finished lots and development parcels.
- Lead and mentor junior team members while supporting the continued growth of the regional platform.
- Travel throughout Virginia and the surrounding Mid-Atlantic region as needed.
Qualifications
- Bachelor's degree required.
- 7 years of experience in real estate acquisitions, land development, investments, or related disciplines.
- Strong understanding of land acquisition, entitlement, development, and residential lot delivery processes.
- Experience working directly with municipalities, regulatory agencies, consultants, and contractors.
- Demonstrated financial modeling, underwriting, and investment analysis capabilities.
- Strong negotiation, project management, and relationship-building skills.
- Ability to manage multiple projects concurrently in a fast-paced environment.
- Proficiency with Microsoft Office Suite.
- Valid driver's license and willingness to travel.
Preferred Background
- Residential land acquisition and development experience.
- Experience working with production homebuilders, master-planned communities, or large-scale residential developments.
- Existing relationships within the Virginia land and homebuilding market.
- Prior people leadership or management experience.
Market Coverage
This role will have responsibility for evaluating, acquiring, entitling, and developing residential land opportunities throughout Virginia, including Northern Virginia, Richmond, Hampton Roads, Williamsburg, Charlottesville, Fredericksburg, and other high-growth markets across the Commonwealth.
