Core Responsibilities
- Work Order Management: Managing the daily lifecycle of resident service requests, from initial submission to final completion and documentation in the management software.
- Apartment Turnover (Make-Readies): Coordinating the scheduling of cleaning services, painters, and floor contractors to ensure vacant units are ready for new residents as quickly as possible.
- Vendor & Contractor Oversight: Serving as the primary point of contact for third-party specialists like Heating professionals, electricians, and plumbers; this includes obtaining quotes and verifying service delivery.
- Preventative Maintenance Planning: Helping develop and track schedules for routine inspections of building systems, such as fire alarms, and heating systems
- Purchasing & Inventory: Ordering necessary maintenance supplies and materials while strictly adhering to the property’s established budget.
- Resident Communication: Acting as the "face" of maintenance by professionally updating tenants on the status of their repairs and handling complaints or delays.
Key Skills & Requirements
- Experience:
- 10 years of experience in property management or a related maintenance field.
- Knowledge of commonly used maintenance equipment and materials
- Strong troubleshooting skills to identify and address malfunctions
- Ability to work well with others and direct work of others
- Administrative Tech:
- Proficiency in property management systems (e.g., Yardi, AppFolio) to track data and generate reports.
- Maintain accurate records of repairs, inspections, inventory, etc.
- Excellent time management and organizational skills
- Regulatory Knowledge:
- A basic understanding of Fair Housing laws, OSHA safety standards, and local building codes.
- Ensure safety compliance, including training staff on safety measures
- Coordination:
- High-level organizational skills to balance emergency repairs with scheduled upgrades across multiple units.
- Oversee ongoing maintenance programs, including routine maintenance, seasonal preparations, renovation projects and scheduled upgrades
- Conduct regular inspections
- Qualifications:
- Construction/handyman experience
- 10 years in an apartment maintenance and/or related field.
- Requirements:
- Valid driver's license, and you must have access to and use your own vehicle.
- Required education: High school or equivalent.
- Must pass background & credit check, as well as drug screening.
