A well-established construction company is seeking an experienced Construction Project Manager to lead a major living division project involving the historic renovation and high-rise conversion into apartment units. This role is ideal for a PM who has successfully managed complex, large-dollar renovation projects with active coordination, logistics, and preservation requirements.
Project Manager Responsibilities
- Manage a large-scale historic renovation / high-rise residential conversion from preconstruction through closeout
- Oversee project scheduling, budgeting, forecasting, and cost controls
- Lead subcontractor procurement, buyout, and contract administration
- Coordinate closely with design teams, ownership, inspectors, and preservation stakeholders
- Manage RFIs, submittals, change orders, and pay applications
- Monitor job cost reports and ensure financial performance
- Partner with Superintendents to manage logistics, phasing, and vertical construction sequencing
- Ensure compliance with historic preservation requirements, life safety, and local codes
- Lead project meetings and provide regular executive-level updates
Required Experience & Qualifications
- 7 years of Project Management experience in commercial or multifamily construction
- Proven experience with:
- Large-scale residential or mixed-use renovations
- High-rise or vertical construction
- Historic renovation or adaptive reuse projects (strongly preferred)
- Experience managing projects $50M (or similar scale and complexity)
- Strong understanding of construction financials, contracts, and scheduling
- Proficiency with Procore, Bluebeam, MS Project, or similar tools
- Strong leadership, communication, and stakeholder management skills
- Must be able to work onsite in St. Louis
