Position Overview
We are seeking an experienced Project Manager to oversee high-end residential renovation projects in Manhattan.
This is a primarily on-site role, requiring regular presence at active job sites to coordinate trades, maintain quality, and ensure projects run efficiently.
In addition to core project management responsibilities, this role includes pre-construction (estimating, proposals) and select operational support, allowing the right candidate to take ownership of projects from initial budgeting through final completion.

Key Responsibilities
On-Site Project Leadership (Primary)
- Be physically present on job sites to coordinate and oversee daily construction activity
- Manage subcontractors, sequencing, and field operations in real time
- Ensure workmanship meets SCHiM’s standards of quality and detail
- Identify and resolve issues proactively before they impact schedule or cost
- Maintain a clean, organized, and professional job site
Project Management
- Manage multiple projects at the same time from pre-construction through close-out
- Develop and maintain schedules
- Serve as the primary client point of contact during construction
- Track budgets and manage change orders
- Coordinate with architects, designers, and building management
- Manage permits, inspections, and NYC compliance
Pre-Construction: Estimating, Proposals & Contracts
- Prepare project budgets and estimates based on drawings and walkthroughs
- Solicit and level subcontractor bids
- Develop clear, client-friendly proposals and scope breakdowns
- Assist in preparing contracts and supporting documents
Insurance & Compliance Coordination
- Track subcontractor insurance (COIs) and ensure compliance
- Coordinate insurance requirements with building management
- Support overall project compliance and documentation
Operations Support (Secondary)
- Assist in improving workflows across project management and estimating
- Help standardize documentation, proposals, and processes
- Support subcontractor performance tracking and systems
- Contribute to improving cost tracking and reporting
Work Environment
- This is a field-first role with the majority of time spent on active job sites in Manhattan
- Some time will be spent on administrative tasks (estimating, proposals, reporting), typically before/after site hours or as needed
- Candidates should be comfortable moving between job sites and handling both field and office responsibilities
Qualifications
- 5 years of experience in residential construction project management
- Strong experience managing projects on-site
- High-end renovation experience preferred
- Manhattan co-op/condo experience preferred
- Strong estimating and budgeting experience
- Excellent communication and organizational skills

Salary : $95,000 - $120,000
