Position Details
The Real Estate Project Manager acts as the subject matter expert providing real estate support to the project team. The RE PM coordinates interdepartmentally to achieve project milestones on schedule. The ideal candidate has experience with real estate transactions, familiarity with standard real estate terms, drafting of real estate contracts and associated documents, understanding of ALTA surveys, and knowledge of title practices and title insurance policies.
Responsibilities
- Manage all real estate activities in mid to late-stage project development for assigned projects.
- Analyze title commitments and chain of title documents, finding any title risks or deficiencies, informing project team of any issues, and acting appropriately to resolve them.
- Review and analyze ALTA surveys in conjunction with title companies or other project stakeholders.
- Identify and procure any crossing consents from third parties, including the negotiation of consents in compliance with company policies.
- Coordinate exercise of purchase options, engaging counsel as necessary, arranging for land divisions when required, and leading closings. Work with the project team to secure approvals for the transaction and manage the transaction lifecycle from exercise through funding and closing.
- Engaging appraisers, local surveyors, land agents, when necessary to further project development and real estate activities.
- Collaborate with the Real Estate Asset Risk Manager to obtain and analyze mineral ownership reports and take necessary title curative measures.
- Work with the Real Estate Asset Risk Manager in conjunction with land agents and mineral examiners to obtain mineral ownership reports, analyze reports and take title curative measures with oil and gas operators or mineral owners.
- Meet with interdepartmental project teams on a regular basis, actively collaborate with those teams to find solutions to real estate obstacles.
- Procure crossing consents from third parties, negotiating consents in compliance with company policies.
- Draft amendments, access agreements, crossing consents, or other real estate documents related to site control or development activities on the project.
Job Requirements
- 10 years’ experience in real estate or title insurance related fields.
- Preference is given to individuals with professional real estate project management and or real estate legal experience.
- Bachelor’s degree required.
- Preference will be given to barred and licensed real estate attorneys.
