Purpose of the Role
While the project team is responsible for the initial planning and scheduling of the project, the Planning & Scheduling Manager will provide oversite of the comprehensive pre-construction and construction schedules based on a thorough analysis of project drawings and input from design teams, estimating, field teams, and subcontractors. This role is essential for ensuring project success through meticulous upfront planning, monitoring, and resource management.
Duties and Responsibilities
- Upfront Planning:
- Conduct an in-depth analysis for planning that encompasses detailed buyout/procurement processes, logistics planning, and sequencing for phases such as:
- Mass excavation
- Foundations
- Structure
- Roof
- Interior buildout
- Startup/commissioning
- Project closeout
- Schedule Development:
- Build detailed pre-construction and construction critical path method (cpm) schedules from project drawings, integrating input from design teams, estimating, field teams, and subcontractors.
- Ability to produce and track labor resources, subcontractor resources, and cost loaded schedules.
Incorporate appropriate weather days for the region and establish contingency buffers between phases to mitigate delays
- Collaboration and Training:
- Work closely with design teams, estimating, field teams, and subcontractors to ensure alignment and accuracy in scheduling.
- Ability to mentor and train project teams in the use of scheduling software. This includes on-site one-on-one training as well as conducting formal classroom instruction for new hires and continued development trainings.
- Analysis:
- Ability to conduct delay claim schedule analysis including: Full time impact analysis (TIA) including narratives, fragnets for changed work, ½ step analysis and windows analysis. Perform a monthly deep dive health check on all corporate project schedules, report findings back to the operations leadership team
- Perform a detailed schedule analysis for selected projects at key milestones.
- Continuously track project progress against the detailed plan with onsite field walks, work with the team to make adjustments as necessary to keep the project on schedule.
- Risk Mitigation:
- Identify and address potential risks related to procurement, scheduling and resource allocation, developing strategies to minimize impacts on project timelines.
- Ensure all planning and scheduling activities such as schedule development, progress reporting, and problem analysis activities comply with company and client requirements.
- Provide consultation to company personnel, subcontractors, clients, etc. in planning and schedule analysis.,
- Documentation:
- Maintain comprehensive project documentation, ensuring all schedules, reports, and changes are accurately recorded including delay tracking.
- Develop/implement project scheduling standards and procedures, monitor compliance, and initiate corrective measures as necessary.
- Develop and maintain a labor productivity database for all building trades.
- Owner of the schedule database.
Skills, Knowledge, Qualifications, & Experience
- Four-year degree plus 8 years similar construction scheduling experience or any equivalent combinations training and/or related experience.
- Thorough knowledge of diversified schedule engineering systems, principles and practices plus proven ability, creativity, and mature judgment in anticipating and solving unprecedented problems essential.
- Experience with scheduling software required, ASTA Powerproject is preferred.
- Knowledge of commercial construction building techniques, building sequence and trade productivity.
- Excellent verbal/written communication, interpersonal and supervisory skills required.

- Constantly employs eye, hand and finger coordination enabling the use of office machinery such as computer keyboard.
