The Maintenance Lead will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Leads will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs. Primary Duties and Responsibilities: Actively supervise and monitor maintenance technician team members within assigned property in coordination with the Community Manager. Manages organization’s physical operations including but not limited to heating, ventilation and air conditioning, kitchen equipment, plumbing, and electric systems.Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activitiesEnsure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directedMaintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directedInterfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests.Interfaces with outside contractors; coordinates communication with and work of outside contractors.Monitors and maintains proper inventory levels; authorizes purchase orders for supplies and equipment.Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is following all safety and sanitation policies, procedures, and regulations.Supervises and assists staff in maintenance and repair of equipment, buildings, and property as needed.Compliance with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend and participate in company safety meetings and required trainings and other safely related laws and requirements, and by reporting accidents and incidents promptly to management in an accurate mannerRespond quickly to emergency situations during work hours and on-call after hours as needed.Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and suppliesMaintains high levels of customer service for prospects, residents, vendors, and associatesTravel maybe required to assist other properties as needed, attend required training classes, respond to emergency after hours maintenance or other situations as necessaryPerform other duties as assignedDirectly supervises maintenance technicians assigned to the propertyCarries out supervisory responsibilities in accordance with the organization's policies and applicable laws.Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Special Position Requirements:Must have and maintain a valid California driver’s license, vehicle insurance coverage limits, and driving record in compliance with Company policyAbility to travel within and outside the county as needed.Qualifications: High School Diploma or equivalent requiredThree to five years industry or maintenance related experienceOne to two years of Supervisory experienceRelevant certification preferred (EPA, HVAC, CPO)Valid California driver’s license and Proof of Insurance per Company PolicyBilingual skills a plus
