Position Summary

SASD Enterprises, LLC is seeking an experienced, hands-on Building Engineer / Building Manager to serve as the on-site technical lead for a new medical facility in Bakersfield, California.

The ideal candidate is a well-rounded generalist with a working understanding of mechanical, plumbing, and electrical systems — someone who can independently diagnose and repair across all three trades. You will own the building’s preventive maintenance program, respond to reactive service calls, manage outside vendors, and serve as the day-to-day point of contact for facility operations.

Compensation

The base salary for this position is $75,000 per year. This figure is negotiable, and final compensation is determined by the candidate’s professional experience, technical certifications, and licensure. Candidates with significant building and facility maintenance experience may be offered above the base rate.

Key Responsibilities

Preventive & Scheduled Maintenance

• Develop, execute, and document a preventive maintenance program covering all building systems, controls, and assets.
• Perform scheduled inspections, filter and belt changes, coil cleanings, lubrication, and equipment calibration.
• Maintain equipment records, asset inventories, PM schedules, and service histories in the facility work order system.
• Track warranties and service contracts; recommend repair-versus-replace decisions and support capital planning.

Reactive Maintenance & Troubleshooting

• Respond promptly to service calls, staff requests, and system alarms; diagnose root causes and complete repairs or coordinate specialty contractors.
• Participate in an on-call rotation for after-hours emergencies, including utility failures, water intrusion, HVAC loss, and power interruptions.
• Prioritize work in a live clinical environment and coordinate planned outages with facility leadership in advance.

Mechanical (HVAC)

• Operate, maintain, and troubleshoot rooftop units, split systems, air handlers, VAV boxes, exhaust fans, pumps, and refrigeration components.
• Monitor temperature, humidity, and pressure relationships in clinical, pharmacy, and storage spaces.
• Maintain and adjust the building automation system (BAS/DDC) — schedules, setpoints, sensor calibration, and alarm response.

Plumbing

• Maintain and repair domestic water, sanitary waste and vent, and storm drainage systems; clear stoppages and replace fixtures, valves, and trim.
• Service water heaters, circulating pumps, mixing valves, and backflow prevention devices; support required testing.
• Support water management activities including temperature logging, flushing protocols, and documentation.

Electrical

• Maintain and troubleshoot lighting, receptacles, panels, breakers, transformers, motors, motor controls, and VFDs.
• Perform routine testing and documentation for emergency power systems, including generator exercising and transfer switch testing.
• Maintain exit and emergency egress lighting and life safety branch equipment.

Compliance & Life Safety

• Support compliance with applicable federal, state, and local codes, lease and ownership requirements, NFPA and Life Safety Code standards, OSHA, and Cal/OSHA regulations.
• Maintain inspection and testing records for fire alarm, sprinkler, extinguisher, backflow, and generator systems; coordinate third-party testing and correct deficiencies.
• Enforce lockout/tagout, hot work, and infection control procedures during work in occupied clinical areas.

Building & Vendor Management

• Serve as on-site point of contact for facility staff, ownership, and vendors.
• Source, schedule, escort, and inspect outside contractors including janitorial, landscaping, pest control, elevator, and fire protection.
• Oversee interior and exterior building conditions, grounds, parking lot, and site lighting.
• Obtain and review bids, track expenditures, manage parts inventory, and report on work order and PM status.

Required Qualifications

• High school diploma or GED.
• Minimum [5] years of hands-on building engineering or facilities maintenance experience in a commercial, institutional, or healthcare setting.
• Demonstrated working knowledge of mechanical (HVAC), plumbing, and electrical systems, with the ability to independently diagnose and repair across all three.
• Experience executing and documenting a formal preventive maintenance program.
• Familiarity with building automation systems and DDC controls.
• Ability to read blueprints, schematics, wiring diagrams, and equipment manuals.
• Proficiency with maintenance management software and basic computer skills.
• Valid California driver’s license and satisfactory driving record.
• Ability to pass a background investigation, fingerprinting, and drug screening, and to obtain any credentialing required for facility access.
• Availability to respond on-site for after-hours emergencies.

Preferred Qualifications

• EPA Section 608 Universal Certification.
• California journeyman or contractor licensure in HVAC, plumbing, or electrical.
• Prior experience in a healthcare, medical office, or similar institutional facility.
• Working knowledge of Joint Commission Environment of Care standards and NFPA 99 / NFPA 101.
• OSHA 10 or OSHA 30 certification.
• CHFM, SMT, or Building Operator Certification (BOC).
• Backflow prevention tester or medical gas (ASSE 6040) certification.

Physical Requirements

• Regularly lift, carry, push, or pull up to 50 pounds.
• Climb ladders and stairs; access roofs, mechanical rooms, and confined areas.
• Stand, walk, bend, kneel, and reach overhead for extended periods.
• Work in varying conditions including elevated temperatures and outdoor exposure.
• Provide own basic hand tools; specialty tools and equipment provided by SASD Enterprises, LLC.
