What are the responsibilities and job description for the Asset Manager - Development position at Sansone Group?
The Asset Manager will assume responsibility for development and acquisition projects following closing and will help shape and build the asset management function within the Development Team. This role partners closely with the Director and Project Manager to execute the business plan, maximize investment returns, and ensure project performance throughout construction, lease-up, stabilization, and disposition.
This position represents Sansone Group in tenant relations, construction coordination, leasing strategy, and asset-level financial oversight. With continued portfolio growth, this role offers the opportunity to establish best-practice processes, strengthen reporting standards, and influence long-term portfolio strategy.
Key Responsibilities
Construction & Development Oversight
- Attend periodic construction meetings and monitor job progress.
- Facilitate timely owner decisions and ensure alignment with the project business plan.
- Support strong collaboration between the Construction Project Manager and tenant/leasing representatives.
- Review and process monthly contractor pay applications; coordinate with bank inspectors to expedite approvals.
- Update the Development Cost Summary monthly and review cost reports for accuracy and variances.
- Participate in post-construction “lessons learned” reviews and recommend process improvements.
Leasing & Tenant Coordination
- Attend weekly development-specific marketing and leasing meetings.
- Support the development and submission of proposals, RFP responses, and tenant packages.
- Provide cost, scheduling, and feasibility details related to Tenant Improvements and Build-to-Suit projects.
- Negotiate and finalize lease agreements, SNDAs, estoppels, and related documents.
- Research market conditions, comparable properties, and leasing activity to inform strategy.
Asset Management & Financial Reporting
- Develop, update, and maintain asset-level financial models and cash flow projections.
- Produce monthly draw packages for lenders and investors.
- Prepare monthly, quarterly, and annual investor reporting materials.
- Monitor budget-to-actual performance, operating expenses, lease-up pacing, and underwriting assumptions.
- Identify risks, operational gaps, and value-add opportunities, and elevate recommendations to leadership.
Property Disposition & Capital Markets Support
- Assist in managing the bidding process with capital markets brokers.
- Oversee the assembly and accuracy of property information and due diligence materials sent to prospective purchasers.
- Support hold/sell analysis and disposition strategy as assets approach stabilization or exit.
Process Building & Cross-Functional Collaboration
- Help establish scalable workflows, asset management standards, and reporting templates for growing development activity.
- Strengthening communication between Development, Finance, Construction, Leasing, and Property Management.
- Implement tools and practices that improve visibility into asset performance across the portfolio.
Qualifications
- Bachelor’s degree in real estate, finance, business, or related field.
- 3–7 years of asset management, development, or real estate financial analysis experience.
- Strong understanding of real estate underwriting, construction processes, leasing structures, and investment metrics (IRR, DCF, NOI).
- Experience preparing lender and investor reporting packages.
- Excellent communication, negotiation, and project coordination skills.
- Ability to manage multiple projects and shift priorities in a fast-paced environment.
