Job Overview
We are seeking a skilled and proactive Apartment Maintenance Technician to join our property management team. This role involves performing a wide range of maintenance and repair tasks across residential apartment communities to ensure the safety, functionality, and aesthetic appeal of our properties. Responsibilities
- Perform routine and preventive maintenance on apartment units and common areas, including plumbing, electrical, HVAC, carpentry, and painting tasks.
- Troubleshoot and repair issues using schematics, electrical testing tools such as ohmmeters, and mechanical knowledge.
- Conduct residential painting and cosmetic repairs to maintain property appearance standards.
- Supervise or assist with facilities maintenance projects, ensuring timely completion and quality standards are met.
- Assist with supervising or mentoring junior maintenance staff or apprentices when applicable.
- Respond promptly to resident service requests with professionalism and excellent customer service skills.
- Ensure compliance with safety protocols and building codes during all maintenance activities.
- Preparing vacant apartments for new residents.
Requirements
- Proven experience in facilities or residential maintenance, including electrical, plumbing, HVAC, welding, and painting.
- Knowledge of schematics, mechanical systems, and troubleshooting techniques.
- Familiarity with CMMS software for work order management.
- Ability to read technical diagrams and schematics; experience with programmable logic controllers (PLCs) is a plus.
- Strong mechanical knowledge and experience with residential painting techniques.
- Proficiency with electrical testing tools such as ohmmeters; electrical experience is highly desirable.
- Supervising or leadership experience in a maintenance setting is preferred.
- Excellent communication skills in English; ability to interact professionally with residents and team members.
- Ability to work independently or as part of a team in a fast-paced environment.
- Valid driver’s license is preferred for property access or vendor coordination.
