Position: Chief Maintenance Professional Sandcastle II is a well-maintained, oceanfront high-rise condominium on Marco Island.
We are seeking an experienced Chief Maintenance Professional to replace our long-tenured engineer who is retiring after 40 years of distinguished service. This is a stable, leadership-oriented position within a professionally managed 94-unit condominium community. Role Summary The Chief Maintenance Professional (CMP) is responsible for overseeing the physical operation, preventive maintenance, and reliability of all building and grounds systems. The CMP works closely with the Property Manager, Board of Directors, staff, and outside contractors to ensure safe, efficient, and cost-effective operations. Key Responsibilities
- Help oversee and maintain all building mechanical, electrical, plumbing, and life-safety systems, including:
o Cooling tower, boiler, and circulating systems
o Domestic water pumps and supply systems
o HVAC and common-area ventilation
o Elevators
o Emergency generator
o Pool and spa systems (experienced Licensed CPO preferred)
o Irrigation and sprinkler systems
o Common area lighting, doors, gates, locks
o Trash compactor and dumpster lift
o Roof ventilators
Implement and manage preventive maintenance programs
Help diagnose and repair systems within licensure and regulatory limits
Help supervise outside contractors and vendors
Help monitor compliance with building codes and OSHA requirements
Communicate system conditions, deficiencies, and recommendations clearly to management
Assist with painting, cleaning, landscaping, light carpentry, minor drywall repair, and other operational tasks as needed
Participate in emergency response and hurricane preparedness Qualifications
Strong hands-on experience with HVAC, electrical, plumbing, and mechanical systems in high-rise or multi-family buildings
Knowledge of Florida building codes and safety regulations
Preventive maintenance mindset
Ability to manage vendors and collaborate with staff
Strong communication and documentation skills
