TITLE: Journey-Level Multi-Skilled Maintenance Worker III- Plumber

JOB GOAL:

Under general supervision to perform a variety of skilled craft work in the maintenance and up keep of school buildings, facilities, and miscellaneous equipment; performs skilled craft work in one or more of the building and maintenance trades; to perform skilled work in installing, repairing, and maintaining plumbing systems, fixtures, and related equipment; to perform semi-skilled and skilled duties in other maintenance trade areas; and to do other related work as required.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

1. Performs complex, journey-level maintenance, repair and construction work in the basic trades, such as carpentry, electrical, and plumbing.

2. Independently analyzes, troubleshoots, and resolves complex problems in plumbing systems, recommending long-term corrective actions.

3. Installs, repairs, and maintains water, sewer, and gas lines, valves, drains, pumps, faucets, sinks, toilets, urinals, drinking fountains, water heaters, and other plumbing fixtures and systems.

4. Clears clogged drains and sewer lines using hand and power tools.

5. Repairs and maintains backflow prevention devices in compliance with regulations.

6. Installs and repairs irrigation and sprinkler systems.

7. May do welding, soldering, and brazing when necessary.

8. Services or replaces water heaters, circulation pumps, and related equipment.

9. Performs skilled maintenance, repair and construction work in the basic trades, such as plumbing, carpentry, electrical, painting, locksmith, and heating/air conditioning.

10. Analyzes problem areas and determines courses of action necessary for the installation, construction, repair and maintenance of school buildings, facilities, grounds, and equipment.

11. Installs, replaces, and repairs piping, valves, fittings, gaskets, traps, faucets, pumps, and fixtures.

12. Tests systems for leaks, pressure, and proper operation.

13. Designs, fabricates, and installs custom plumbing solutions as needed for district facilities.

14. Interprets and applies complex building codes and safety regulations in planning and executing work.

15. Provides technical guidance in the selection and procurement of specialized parts, tools, and equipment.

16. Coordinates with contractors and vendors on specialized projects, inspecting and approving contracted work for compliance with district standards.

17. Develops and implements preventive maintenance schedules for plumbing systems to ensure long-term operational efficiency.

18. Prepares detailed cost estimates and project plans for major repairs, upgrades, and new installations.

19. Maintains required records of inspections, repairs, and compliance with regulatory requirements.

20. Leads and provides technical direction to other maintenance staff, including assigning tasks, checking completed work, and ensuring compliance with standards.

21. Responds to urgent and emergency repairs with the ability to diagnose and correct issues under pressure.

22. May drive a tractor or similar equipment.

23. Drives a service vehicle to and from work sites.

24. May be called in to work evenings and weekends on an overtime basis.

PHYSICAL DEMANDS:

The physical requirements indicated below are examples of the physical aspects that this position classification must perform in carrying out essential job functions.

· Persons performing service in this position classification will exert 75 to 100 pounds of force frequently to lift, carry, push, pull, or otherwise move objects.

· This type of work may involve ascending and descending ladders, stairs, scaffolding, and ramps, and will involve walking or standing, bending or stooping for extended periods.

· Perceiving the nature of sound, near and far vision, depth perception, providing oral information, the manual dexterity to operate equipment and use hand tools, and handle and work with various materials and objects are important aspects of this job.

· Exposure to hot, cold, wet, humid, or windy conditions caused by weather may occasionally be experienced.

· Reasonable accommodation may be made to enable a person with a disability to perform the essential functions of the job.

· Insurability by the District's liability insurance carrier.

· Must receive asbestos awareness training within the first 60 days of employment. The District provides training. May receive additional ACBM training if the employee works in an area in which asbestos building materials may be disturbed.

· Must obtain and maintain certification for backflow prevention within the first year of employment.

· Possession of a valid California Motor Vehicle Operation’s License.

· Possession of a recognized Plumbing Journey-Level Card or four years of Journey-Level experience in plumbing work.

· Backflow prevention certification preferred.

· Job-Related Proficiency Examination.

QUALIFICATIONS:

Any combination of experience and training that would provide the required knowledge and skill may be qualifying.

A typical way to obtain the required knowledge and skill would be:

1. Any combination equivalent of high school and two or more years of experience at the journey level in one or more of the trades with emphasis on plumbing installation, maintenance, and repair.

2. Equivalent to the completion of the twelfth grade, supplemented by coursework or training in the maintenance and repair of plumbing systems, fixtures, and equipment.

3. Recognition as a Journey-Level tradesperson with demonstrated expertise, independence, and responsibility for complex plumbing diagnostic, repair, and installation work.

4. Knowledge of:

· Methods, techniques, materials, tools and equipment used in the building trades with the with emphasis on plumbing.

· Building plans and blueprints.

· Safe work procedures.

· Methods, materials, tools, and equipment used in the maintenance and repair of plumbing systems.

· Building codes, policies, regulations, and guidelines pertaining to typical school plumbing systems.

· Safe working method and procedures.

5. Ability to:

· Skillfully use a variety of hand and power tool, machines, and equipment utilized in the repair, maintenance and building trades.

· Plan and layout skilled work, including estimating time and material cost.

· Interpret and work from blueprints, schematics, sketches, and shop drawings.

· Maintain records and prepare reports as required.

· Understand and carryout written directions; establish and maintain cooperative working relationships.

· Bend, stoop, and reach.

· Skillfully repair, maintain, and overhaul plumbing systems and fixtures.

· Work from blueprints, shop drawings, sketches, manuals, and diagrams.

· Plan, lay out, and coordinate the work of others.

· Accurately estimate labor material cost.

· Maintain simple records and prepare complete and concise reports.

· Understand and carryout oral and written directions.

· Establish and maintain cooperative working relationships.

· Work courteously and tactfully with co-workers, public, and parents.

· Adapt easily to work assignments, additional priorities, and new procedures.

· Receive constructive criticism and modify work appropriately.

· Prioritize and identify needs and solve problems independently as appropriate.

· Suggest procedural improvements to supervisor as appropriate.

· Skillfully handle difficult situations using good judgement.

· Maintain a high level of professionalism in keeping the needs of customers to top priority.

· Understand and carryout oral and written directions.

6. Skill to:

· Operate a variety of tools and equipment utilized in the performance of duties in multiple trades.

· Operate a variety of tools and equipment utilized in the performance of duties including various types of power equipment and hydraulic lifts.

· Perform plumbing system installation, maintenance, and repair activities.

· Test and evaluate systems and installations.

· Install, maintain, and repair various types of plumbing systems and fixtures.

TERMS OF EMPLOYMENT: Salary and work year to be established in accordance with the Classified Salary

Schedule and Classified Work Year Calendar.

EVALUATION: Performance of this job will be evaluated in accordance with provisions of the Board's policy on Evaluation of Professional Personnel.

Projected Total Compensation: $5,426.00 - $5,982.00 per month
