About the Role

The Building Engineer maintains, operates, and optimizes our facility's critical systems to ensure safety, efficiency, and comfort. They are the technical authority for all SF SPCA building equipment and systems including BMS, HVAC, electrical, energy management, lighting, plumbing, elevators, facilities security technology, and key management. The Building Engineer handles project management and complex troubleshooting with support from a team of Building Engineering Technicians as well as outside vendor maintenance contracts. They also take a lead role in fire safety, emergency planning, threat assessment, and lead all space allocation changes across SF SPCA property. They develop and manage all building documentation, equipment compliance, certifications, and maintenance schedules. They identify and escalate campus improvement initiatives while working collaboratively with their team and peers across the organization.  This role reports to the Senior Director of Facilities and Supply Chain Management.


Core Responsibilities

Building Systems Maintenance and Management

  • Responsible for preventive and routine maintenance and repair of HVAC/mechanical systems, plant system controls, plumbing, electrical equipment, backup power generators, solar arrays, interior/exterior gates, roller doors, and elevators; schedules and manages annual elevator inspections.
  • Responsible for fire and life safety systems, including fire alarms, sprinklers, fire control panels, and extinguishers; manages responses to fire alarms and emergencies; coordinates fire department visits, safety inspections, and vendor relationships for quarterly and annual inspections.
  • Maintains the organization’s vehicle fleet, including scheduling repairs, servicing, and registrations.
  • Completes carpentry and millwork projects, including millwork installation and counter replacement.

Campus Operations, Security, and Safety

  • Co-responsible for warehouse management alongside the Facilities Operations Manager and Supply Chain and Purchasing Manager, including safe and efficient use of space, warehouse equipment, and vehicles.
  • Responsible for security vendor regarding intrusion, work collaboratively with IT team to maintain safe and efficient electronic door security plan.
  • Maintain database and key exchange system. Maintain control of key issuance and return so that the organization’s members and belongings remain safe. 
  • Maintain control of key cylinder tracking, and provide lock installation and re-keying services
  • Ensures a safe work environment by serving on the Safety/Disaster Preparedness Committee and following OSHA regulations and all safety guidelines for projects, equipment operation, and chemical usage, including labeling, storage, disposal, and use of personal protective equipment; models safe work practices and takes immediate action to correct safety noncompliance that could put employees, volunteers, clients, animals, or the organization at risk.
  • Responds to all facility emergencies 24 hours a day, 7 days per week.

Leadership and Client Service

  • Work collaboratively and creatively with the Facilities Operations Manager and Facilities Dispatcher to coordinate schedules, technician workloads, and staffing coverage in support of the Society’s facilities and infrastructure goals and management.
  • Supervise Building Engineering Technicians, including training, assigning work projects, monitoring progress, evaluating performance, and providing consistent coaching and feedback; initiates corrective or disciplinary actions as needed.
  • Monitor staff adherence to safety and security measures, proper chemical use, and the safe operation of equipment and vehicles; takes control of situations that could be unsafe or potentially damaging to the organization’s professional image.
  • Identifies operational improvement opportunities, makes recommendations, stays current on new trends, and pursues relevant educational opportunities

Strategic and Tactical Project Management

  • Develop, budget, and implement plans for both preventative and corrective maintenance all SF SPCA Campus building equipment in support of our work.
  • Partner with the Facilities Operations Manager to continually improve the campus for our staff.
  • Implement performance metrics, analyze data, and optimize processes for efficiency.
  • Help to define and implement both strategic and tactical projects that would benefit facilities management including building projects, energy management and continuous process improvement.

Requirements

Physical Requirements and Work Environments:

The physical requirements described here are representative of those that must be met by an employee to successfully perform the essential functions of the job. 

  • Work is performed in a garage, kennel/shelter setting, outdoors, and occasionally on the roof
  • Frequent bending, reaching, kneeling, climbing stairs, walking and, standing on feet 8-10 hours per day while performing job functions
  • Exposure to various weather conditions when working outdoors
  • Frequent lifting of up to 50 pounds with reasonable accommodations 
  • Exposure to animals and animal care environments
  • Consistently exposed to animals and animal allergens under conditions with limited alterations available 

Education and Experience (Required):

  • A Bachelor’s degree in engineering, construction management, or related field – or five years of related experience including two years of supervisory experience –or an equivalent combination of education and experience. 
  • Valid California Driver’s License and insurable driving record. 
  • Strong planning, organizational, and management skills. 
  • Effective verbal communication skills
  • Knowledge of negotiating, purchasing, budgeting, and soliciting work bids. 
  • Knowledge of general facility and equipment repairs and maintenance, vehicle, equipment, air filtration, HVAC, and appliance maintenance and repair
  • Ability to manage multiple, complex projects from concept to delivery
  • Knowledge of safety and cost containment programs a plus
  • Deep knowledge of construction trades including plumbing, electrical, HVAC/mechanical, automotive, carpentry, sheetrock, or painting.
  • Excellent computer skills in a Windows environment  

Salary and Benefits

The starting salary for this position depends on the depth and breadth of experience. The expected range is $103,000 - 118,000 per year. Regular, full-time positions are eligible for a benefits package including: Paid Time Off and holiday pay, medical, dental & vision insurance, life insurance, long-term disability, tax-deferred retirement plan, student debt relief, pre-tax commute expense deductions, and discounts on retail, pet supplies, and veterinary care at our Veterinary Hospital and Spay/Neuter Clinic.
