The Area Leasing Manager's role will be to oversee a portfolio of communities leasing responsibilities with the intent to obtain stabilization and consistent occupancy numbers.
They are responsible for developing and implementing leasing strategies, ensuring compliance with regulations, and maintaining positive relationships with tenants and stakeholders. This role also includes market analysis and competitive pricing.
- Supervision and Leadership:
Leads and supervises a team of leasing agents, providing guidance, training, and motivation to achieve leasing goals.
- Leasing Strategy Development:
Develops and implements leasing strategies, including marketing plans, advertising, and pricing strategies, to maximize occupancy and revenue.
- Tenant Relations:
Manages relationships with existing tenants, addressing concerns, and promoting a positive resident experience.
- Market Analysis:
Monitors market trends, competitive activities, and occupancy rates to inform leasing strategies.
- Occupancy Management:
Ensures high occupancy rates and works to reduce vacancy periods through effective leasing practices.
- Compliance:
Ensures adherence to all relevant laws, regulations, and company policies related to leasing.
- Reporting and Analysis:
Prepares reports on leasing activity, occupancy rates, and other relevant metrics to track performance and identify areas for improvement.
- Lease Administration:
Oversees the preparation and execution of lease agreements, including background checks and application processing.
- Event Coordination:
May participate in or coordinate community events and promotional activities to increase visibility and attract potential tenants.
Experience with Resman and Knock a PLUS
5 years experience in Leasing or even as an Assistant Manager or Property Manager onsite.
- Sales and Negotiation Skills:
Strong sales and negotiation skills to secure leases and build relationships with tenants.
- Communication and Interpersonal Skills:
Excellent communication, interpersonal, and customer service skills to interact with tenants, agents, and other stakeholders.
- Market Knowledge:
Understanding of local market conditions, competitive properties, and pricing strategies.
- Compliance Knowledge:
Familiarity with relevant laws, regulations, and company policies related to property leasing.
- Administrative Skills:
Strong administrative skills to manage paperwork, maintain records, and prepare reports.
