Job Summary:
The Maintenance Technician maintains building environment and accessibility by maintaining buildings, equipment, heating, cooling, electrical, and plumbing systems for improved customer service.
Essential Job Functions:
- Maintains building climate by installing, repairing, and servicing heating, ventilating, and air-conditioning equipment.
- Maintains lighting by installing and repairing wiring, fixtures, and bulbs.
- Keeps equipment, systems, and buildings ready for use by completing preventive maintenance schedules, following policies and procedures, scheduling renovations, and reporting needed changes.
- Maintains system for conveying liquids and liquid waste by installing and repairing plumbing apparatus.
- Maintains parts and equipment inventory by checking stock to determine inventory level, anticipating needed parts and equipment, placing, and expediting orders for parts and equipment, and verifying receipt of parts and equipment.
- Maintains safe and clean working environment by complying with procedures, rules, and regulations.
- Contributes to team effort by accomplishing related results as needed
- Updates job knowledge by participating in educational opportunities.
- Supports Salemtowne Shines culture & philosophy.
- Completes annual compliance and HIPAA training and exhibits behavior as set forth by the Code of Compliance in the performance of their duties.
- Adheres to Salemtowne’s policies and procedures regarding the compliance program of the organization and is timely in reporting any possible concerns.
- Follows all local, state, and federal regulations as they pertain to their position.
- Adheres to the Salemtowne’s policies and procedures covering privacy and security in compliance with HIPAA regulations.
- Performs other duties as assigned.
Qualifications:
Required Skills/Abilities:
- Good oral communication and interpersonal skills.
- Possess and exhibits a strong positive attitude toward customer service and a genuine interest in geriatric care and uphold the philosophy of the community.
- Strong mechanical/technical knowledge.
- Proficient in reading, writing, and following written and verbal directions.

- Knowledge of OSHA compliance standards.

Education and Experience:
- High school diploma or GED with vocational and technical training in electrical maintenance.
- One (1) to two (2) years’ experience in general facility maintenance.
Physical Requirements:
- Capable of standing and walking short distances for extended periods of time.
- Ability to lift, carry, push, and/or pull objects more than 50 pounds.
- Stoop and bend at the knees, twisting from side to side at the waist.
- Reach above, below, and at shoulder level.
- Sensory demands include vision correctable to 20/20, touch using fine finger movement/dexterity, smell, and hear correctable to normal range.
Work Environment:
Works throughout the community. Possible work hazards include airborne particles, bloodborne pathogens, moving parts, offensive odors, muscular strains, injurious loud noises, and toxic chemicals/fumes.
