QUALIFICATIONS: High school graduate
Successful experience in construction or maintenance of large buildings, and preferably, supervisory experience.
REPORTS TO: Superintendent of Schools
CONFERS WITH:Central Office Staff and Building Administrators
SUPERVISES: Custodial, maintenance, and grounds keeping staff
JOB GOAL: To maintain the district's schools facilities and grounds in a condition of operating excellence, cleanliness and safety so that full educational and recreational use may be made at all times.
PERFORMANCE RESPONSIBILITIES:
Participate in the recruitment, screening, recommendation for hire, assignment, and supervision of all custodial, maintenance, and grounds keeping personnel.
Cooperate with building administrators in establishing procedures for carrying out the employment of substitute and temporary personnel.
Evaluate the performance of all custodial, maintenance, and grounds keeping personnel.
Establish and administer schedules and procedures for the regular ongoing custodial care of all schools and consult with the building administrators and custodial personnel about same. Coordinate with the Superintendent summer work schedules.
Establish preventive maintenance schedules for all building systems to ensure efficient operation of same.
Develop and maintain a digital preventative maintenance schedule to support the routine maintenance of electrical, mechanical, structural, plumbing, and vehicle fleet service. To use the computer management software to track work orders. To use the software to record room and facility painting and repair schedule.
Establish and supervise a program to ensure that playing fields are well prepared for the appropriate use, well maintained, and safe.
Select appropriate supplies and equipment to be used, maintain appropriate inventory, and ensure appropriate delivery for timely use.
Develop and maintain records, warranties, and other documents needed to facilitate the efficient use and care of equipment.
Call meetings of staff when it is deemed necessary for the purpose of training, orientation, or morale purposes.
Conduct regular inspections of buildings and grounds and confer with the appropriate personnel regarding observations from these inspections.
Inspect and maintain fire alarm systems and fire extinguishers on a regularly scheduled basis.
In cooperation with the Superintendent, prepare and administer the annual budget.
Assist in the preparation of bid specifications appropriate to the responsibilities.
Prepare and maintain a list of contractors and service personnel to perform tasks and services beyond the capability of school district personnel; obtain such services as needed and in compliance with school district policies.
Respond to emergency situations requiring immediate attention.
Maintain such records and perform other duties that may occur within the scope of the responsibilities.
TERMS OF EMPLOYMENT: Twelve-month year
SALARY: To be established by the School Board
EVALUATION: Performance to be evaluated at least annually by the Superintendent. Superintendent to consult with building administrators in the development of the evaluation.
