The Role
This position requires deep working knowledge of affordable housing compliance and the discipline to execute it without shortcuts. You will serve as the operational and compliance anchor for your assigned property — managing the full cycle of certifications, regulatory reporting, resident eligibility, and day-to-day operations with accuracy and consistency.
This is not a generalist role. It requires someone who understands LIHTC and layered program requirements at a technical level — and who takes ownership of getting the details right.
Key Responsibilities
Compliance and Regulatory Management
- Maintain full compliance with LIHTC, Section 8, HOME, and all applicable regulatory program requirements.
- Execute certifications, recertifications, and income verifications accurately and on schedule.
- Manage and maintain organized resident files with complete supporting documentation in audit-ready condition.
- Submit all required city, state, and program reports within established deadlines.
- Stay current on Fair Housing laws, ADA requirements, and evolving affordable housing regulations.
- Apply technical expertise and sound judgment in all compliance decisions — escalating appropriately and documenting thoroughly.
Property Operations
- Oversee day-to-day property operations including leasing, maintenance coordination, and resident relations.
- Manage the waiting list and application process in strict accordance with housing authority and program guidelines.
- Implement and consistently uphold SAIL policies, procedures, and operational standards.
- Respond to resident inquiries and service issues with professionalism, accountability, and appropriate documentation.
- Respond to online reviews per company policy and brand standards.
- Support on-site team members through clear direction and operational consistency.
Financial Management
- Achieve occupancy, rent collection, and compliance benchmarks established by SAIL.
- Operate within approved budget parameters; monitor expenses, approve invoices, and manage vendor bids for capital and contracted services.
- Analyze financial statements and contribute input to annual budgets and performance forecasts.
- Ensure all financial and operational data is entered accurately and completely into Yardi.
- Demonstrate consistent resource stewardship aligned with organizational and ownership objectives.

Requirements
- Minimum 1 year of property management experience; affordable housing, LIHTC, or HUD/MN Housing experience strongly preferred.
- Demonstrated technical knowledge of Tax Credit (LIHTC), Section 8, and layered affordable housing programs.
- Proficiency in Yardi or comparable property management software.
- Comprehensive understanding of Fair Housing law and compliance regulations.
- Strong organizational skills and exacting attention to detail.
- Ability to manage documentation, deadlines, and regulatory requirements with consistency and accuracy.
