Picture your week. Monday morning you walk the community with your maintenance partner. Tuesday afternoon you sit down with a resident who needs help understanding a recertification packet. Wednesday you review waitlist applications with the consistency that protects every household's fair shot. Thursday you partner with compliance on an upcoming file review. Friday you close the week confident that your communities are in order. You love the rhythm of that work.


You also do not flinch at the harder parts of the seat. You make the delinquency call, you hold a vendor to the scope of work, and you enforce the lease in a calm, non-accusatory way. Then you follow up until it is closed.

About the Portfolio

This role oversees a small, intentionally managed affordable portfolio in the Twin Cities, serving residents who count on a stable, well-run home. It is high-touch work where your care, consistency, and attention to compliance shape the resident experience every single day.


About the Role

The Affordable Business Manager leads day-to-day operations, compliance execution, and resident relationships across the portfolio. This seat is the operational and relational anchor, owning leasing, recertifications, file integrity, vendor coordination, and the steady rhythm of resident communication that keeps everything running well.


You will partner closely with SAIL's centralized compliance, maintenance, marketing, and accounting teams, which frees this seat to focus on what matters most: people and precision.


Key Responsibilities


Resident Experience and Relationships

Serve as the trusted, accessible face of your communities. Respond promptly and with care to resident questions, requests, and concerns. Build the kind of steady relationships that strengthen retention and resident wellbeing.


Compliance Execution

Manage LIHTC, Section 42, Section 8, and MHFA program compliance with accuracy and consistency. Execute initial certifications, annual recertifications, and income verifications on schedule. Maintain organized, audit-ready resident files. Partner with SAIL's compliance team on file reviews and program reporting.


Leasing and Waitlist Integrity

Manage the application and waitlist process with fairness and precision. Verify eligibility against program requirements. Protect Fair Housing standards in every interaction.


Operations and Vendor Coordination

Oversee daily operations across your communities, including work order flow, vendor scheduling, inspections, and turn coordination. Hold vendors to scope, schedule, and quality. Partner with the maintenance team to ensure timely service.


Financial Stewardship

Manage rent collection, delinquency follow-up, and resident ledgers with consistency. Partner with accounting on budget execution and monthly variance review. Protect every dollar of community revenue with disciplined process.


Reporting and Rhythms

Participate in weekly Level 10 meetings, keep your scorecard current, and bring issues forward early using Identify, Discuss, Solve. Surface capacity or compliance risk before it becomes a finding.


What Success Looks Like in Your First Year

  • Initial certifications and annual recertifications completed on schedule, every month
  • Files audit-ready at all times, with clean outcomes on internal file reviews and program audits
  • Occupancy and waitlist depth held at target
  • Delinquency held at or under target
  • Work orders completed within SAIL standard
  • Resident retention and review scores trending up quarter over quarter

Qualifications

Required

  • Two or more years of property management experience, with affordable housing exposure strongly preferred, including LIHTC, Section 42, Section 8, MHFA, or HUD
  • Demonstrated alignment with SAIL's core values: Giving Our Personal Best, Intellectual Curiosity, Valuing Relationships, Enthusiasm
  • Exceptional organizational and time-management skills with exacting attention to detail
  • Patient, warm communication with residents and a steady, professional tone with partners and ownership
  • Comfort handling sensitive resident information confidentially and with care
  • Working knowledge of Fair Housing regulations
  • Ability to work both independently within clear structure and as part of a centralized team
  • Ability to travel reliably between community sites and SAIL corporate

Preferred

  • Proficiency in Yardi or similar property management software
  • COS, TCS, HCCP, or SHCM certification, or the willingness to earn one with SAIL's support
  • Experience preparing for MOR, state agency, or investor file audits
  • Familiarity with running on EOS

Schedule and Working Conditions

  • Location: Twin Cities, on-site presence required
  • Schedule: Full-time, typically Monday through Friday
  • Compensation: $62,000 to $75,000 DOQ, plus performance-based bonus potential
  • Availability: Occasional evening or weekend availability for resident events, inspections, or emergencies
