About the Opportunity
Goldmark Property Management is seeking an experienced and driven Regional Maintenance Manager to lead maintenance operations across a regional portfolio of multifamily residential properties based in Minneapolis, MN. This leadership role is responsible for developing and implementing company-wide maintenance standards, driving exceptional service experiences for residents and property owners, and building high-performing maintenance teams. Reporting to the Vice President of Maintenance, the Regional Maintenance Manager will serve as a key operational resource guiding Lead Maintenance Technicians and Maintenance Technicians to deliver consistent, high-quality results across their portfolio. The Ideal Candidate
The ideal candidate is a hands-on leader with a strong technical background and a passion for developing people. With at least five years of residential maintenance experience and a minimum of five years in a supervisory or facilities management role, they have a proven ability to motivate teams, resolve complex maintenance challenges, and drive operational consistency across multiple locations. This individual brings solid financial acumen, strong organizational skills, and the ability to manage vendor relationships and special projects from start to finish. KEY RESPONSIBILITIES TO ACHIEVE SUCCESS
The Key Accountabilities for the position include but are not limited to the following:
Resident Relations

Review overall maintenance operations and partner with Technicians to drive continuous improvement in policies, processes, and service delivery.

Serve as the primary problem-solver and solution driver for the entire Maintenance Team.

Monitor maintenance scorecards to identify areas for improvement and implement action plans, tracking metrics such as work orders per hour, staffing levels, and resident satisfaction reviews.

Partner with the VP of Maintenance to assess and ensure delivery of initial and ongoing training for all maintenance technicians, in close collaboration with the Learning & Development team.

Develop and assign on-call rotation schedules.
Financial Operations

Assist in the development and oversight of maintenance and operations budgets across the regional portfolio.

Own vendor relationships for maintenance-related contracts within the portfolio, including fire alarm/extinguisher and sprinkler systems.

Prepare Regional Managers with details for owner communications on maintenance expenses exceeding $5,000.

Partner with internal and external stakeholders to coordinate, supervise, and complete special projects, including reviewing and presenting bids, outlining scope of work, and overseeing project execution through completion.
Property Management

Maintain overall quality control through monthly inspections of buildings, apartment prep quality, shop cleanliness, and inventory management.

Provide guidance on weekly Maintenance Technician assignments based on site needs, staffing, scorecard reviews, and concerns raised.

Offer direction on larger general, advanced, emergency, or specialized technical repairs including drywall, appliances, vandalism issues, and more.

Lead project management efforts as needed, providing end-to-end oversight of general contractors and vendors, including scope of work definition, scheduling, and quality control.

Conduct regular property, building, and apartment inspections to ensure attractive appearance and a safe, well-maintained environment for residents.
Leadership and Team Development

Hire, train, develop, coach, motivate, and support high-performing maintenance teams.

Cultivate a culture of inclusion and accountability, ensuring compliance with all Fair Housing and EPA laws, regulations, and government programs.

Foster ongoing and proactive communication, coaching, feedback, and recognition so that each team member can bring their authentic self to work.

REQUIREMENTS OF THE POSITION
The ideal candidate for the position will match as many of the qualifications as possible listed below:

Minimum of 5 years of residential maintenance experience.

Minimum of 5 years of supervisory experience in a maintenance or facilities management role.

Proven ability to lead and motivate a team including across locations without direct authority to achieve consistent, high-level results.

Strong interpersonal and communication skills with the ability to relate to a diverse group of people and resolve conflict effectively.

Solid understanding of federal, state, and local laws and regulations related to multifamily housing, Fair Housing, and team member safety.

Experience coordinating and overseeing vendor relationships and special projects, including bidding and scope of work development.

Familiarity with financial concepts including budgeting, expense oversight, and performance reporting.

Proficiency in Microsoft Office Suite (Word, Excel, Outlook, SharePoint); experience with Yardi or similar property management software preferred.

High School Diploma or GED required; Bachelor's degree in facilities management or a related field preferred, or equivalent combination of education and experience.

Certified Property Maintenance Technician (CPMT) preferred, but not required.

Boiler License and Certified Pool Operator (CPO) certification are desirable assets.

Must have a valid driver's license, acceptable driving record, and meet company insurability requirements.

Willingness and ability to travel to various sites across the regional portfolio as needed.
