Job Overview
The Maintenance Manager oversees the physical upkeep of the office and industrial warehouse. The Maintenance Manager supervises a maintenance staff to perform the necessary repairs and/or improvements to the physical space and/or machinery and equipment at facility. The Maintenance Manager is responsible for providing strong technical guidance and leadership to the skilled maintenance personnel. Shall ensure employee technical training, preventive maintenance, repair, facilities maintenance, all machine processes, environmental and building security issues are addressed on a timely and proactive basis. The Maintenance Manager shall also schedule vendors who come on-site to do specialized work, and evaluate potential new equipment or supplies for the building.

The Maintenance Manager shall keep records and assist in the repairs and refurbishment of machinery, electrical works and other servicing related activities.
Duties and Responsibilities
- Inspecting all systems and machinery of a facility.
- Identifying defects and malfunctions and repairing the same.
- Effectively using testing and repair tools and equipment.
- Keeping a record of all the maintenance and service activities, which have been conducted in a facility.
- Filling order forms and other documentations for the purchase of spare parts for machinery.
- Complying with all corporate policies and the Occupational Safety and health administration rules (OSHA) while working.
- Efficiently managing time, meeting deadlines and completing all tasks assigned by the supervising authority.
- Coordinating work functions with fellow worker and other departments of the organization.
Safety
- Provide technical guidance for the creation of equipment specific LOTO procedures
- Enforce all safety guidelines in all departments
- Train all maintenance, operators and packers in all safety rules
- Solicit participation in the safety committee
- Enforce all PPE within the departments
- Ensure all machines have adequate guarding
MAINTENANCE
- Ensure PM is performed according to planned schedule and frequency
- Approve of the delay or cancellation of any scheduled PM
- Assure stock inventory of current parts
- Track parts through excel or parts software
- Assure monthly inventories are taken to reconcile parts shrinkage
- Provide perato analysis of high use/cost parts and use CI tools to minimize usage
- Identify shrinkage issues and implement corrective actions
- Conduct periodic reviews of min/max levels for accuracy
- Utilize appropriate maintenance measures to drive continuous improvement efforts
- Maintain equipment history on all pieces of machinery
- Identify and list critical spare parts
Continuous Improvements
- Identify core issues for continuous improvement in quality improvement, efficiency improvement, and waste reduction
- Lead continuous improvement teams, as appropriate
Plant Metrics
- Report production data and measurements for Maintenance and Production at the appropriate frequency
- Input required data into excel or software
5S Work Place Organization
- Develop specific program for Maintenance, Operators and production and ensure all components are completed on time
- Obtain all necessary supplies/materials
- Ensure events will not interfere with daily production (choose appropriate cleaning times, build safety stock as appropriate, etc.)
- Photograph selected areas before and after event for documentation
- Ensure standardized procedures to maintain improvements are effective (with help from team), e.g. checklists for operators
Education and Qualifications
The Maintenance Manager should have a degree from a vocational school or an associate degree.

Pay: $90,000.00 - $120,000.00 per year
