About the Role
We are a self-storage facility in Longview seeking a dependable, detail-oriented Part-Time Maintenance Manager to help maintain the cleanliness, safety, and day-to-day functionality of our property. This role is ideal for someone who is hands-on, mechanically inclined, communicates clearly, and can work independently with minimal supervision.
You’ll be responsible not only for maintenance tasks, but also for documenting work completed, communicating issues proactively, and representing the facility professionally when interacting with customers on site.
Key Responsibilities
Facility Maintenance & Upkeep
- Sweep, clean, and prepare storage units for new tenants
- Perform routine and preventative maintenance, including:
- Replacing and over-locking unit locks
- Cutting locks as authorized
- Adjusting or repairing fencing and gates
- Replacing light bulbs and performing basic electrical work
- Swapping door rubbers/seals and basic door repairs
- Troubleshooting basic camera or security system issues
- Mowing lawns, light landscaping, and general groundskeeping
- Basic pest control and prevention tasks
- Remove debris and accumulated garbage from the property
- Haul items off-site as needed
Customer Interaction
- Greet and assist customers on site
- Provide quick property tours when needed
- Help customers access units and open doors
- Represent the facility in a professional, courteous manner
Communication & Documentation
- Log completed maintenance tasks and issues identified on-site
- Communicate maintenance needs, safety concerns, or unusual activity promptly
- Take basic photos or notes when required (using a phone)
- Assist with answering phone calls when needed
Qualifications & Experience
- Prior experience in maintenance, facilities work, property upkeep, construction, landscaping, or handyman services preferred
- Familiarity with basic tools (hand tools, power tools, ladders, etc.)
- Basic understanding of:
- Locks and access control systems
- Fencing and gate hardware
- Lighting and simple electrical repairs
- Security cameras or monitoring systems (basic troubleshooting)
- Strong communication skills — able to clearly explain issues and document work completed
- Comfortable using a smartphone for calls, photos, and logging information
- Ability to work independently, manage time effectively, and follow instructions
- Physically able to lift, carry, and haul items as needed
Preferred (Not Required)
- Owns a truck or suitable vehicle for hauling debris or equipment
- Previous experience working at a self-storage facility or similar property
- Familiarity with basic safety practices and site security
