Facilities & Capital Projects Manager

Position Summary

The Facilities & Capital Projects Manager is responsible for protecting and enhancing Safeguard's real estate portfolio by overseeing facilities maintenance, capital improvement projects, asset lifecycle management, and the administration of Safeguard's ServiceChannel maintenance platform across approximately 90 self-storage properties.

Working closely with Operations, Asset Management, Finance, Development, and third-party vendors, this role ensures facilities operate efficiently while capital investments maximize long-term asset value. The ideal candidate is a strategic, technology-driven leader with strong experience leveraging CMMS platforms, reporting tools, and data to improve operational performance, vendor accountability, and preventive maintenance programs.

Responsibilities

• Facilities Operations & Maintenance
• Oversee day-to-day facilities maintenance across approximately 90 self-storage properties. Approx. 20% travel required.

Capital Planning & Project Management

• Develop and execute the annual capital improvement program, managing approximately 60–80 projects annually.
• Oversee projects including HVAC replacements, roof replacements, elevators, paving, painting, and other building system upgrades.
• Prepare project scopes, budgets, schedules, bid packages, and monitor projects through completion.

Asset Management & Value Enhancement

• Develop asset inventories and preventive maintenance programs for major building systems, including HVAC, roofs, elevators, and solar assets.
• Identify opportunities to improve asset performance, optimize property operations, and enhance long-term asset value through strategic capital investments.
• Support energy management initiatives and long-term asset lifecycle planning.

ServiceChannel (CMMS) & Vendor Management

• Lead the implementation, administration, and continuous optimization of Safeguard's ServiceChannel CMMS platform.
• Drive adoption by Operations and vendors by standardizing work orders, preventive maintenance, bidding, invoicing, and reporting processes.
• Manage vendor onboarding, contracts, performance, and reporting while establishing consistent maintenance practices across the portfolio.

Qualifications

• 10 years of experience in facilities management, capital projects, construction management, or commercial property operations.
• Experience managing multiple concurrent capital projects and multi-site facilities.
• Strong knowledge of commercial building systems, including HVAC, roofing, plumbing, electrical, elevators, and life safety systems.
• Strong technical aptitude with experience using CMMS platforms (ServiceChannel preferred), Microsoft Excel, reporting tools, and project management software.
• Proven experience managing vendors, contracts, budgets, and capital improvement projects.
• Excellent project management, communication, organizational, and analytical skills.

Compensation: $110,000–$140,000 annually, plus eligibility for a performance-based bonus of up to 15%.
