Job Description – Community Manager for The Meadows of Hopkinton and Deer Meadow MHC in Hopkinton, NH

Overview:

Sado Management is seeking a part-time Community Manager to oversee day-to-day operations for two manufactured home communities in Hopkinton, NH. This role is ideal for someone looking for flexible, supplemental income while playing a key role in maintaining safe, clean, and well-run neighborhoods.

The Community Manager works approximately 25–30 hours per week with a largely self-directed schedule and communicates regularly with Sado Management's off-site operations team.

Key Responsibilities:

• Conduct weekly property walks and ensure common areas, roadways, grounds and buildings remain clean and presentable.
• Coordinate contractors for landscaping, snow removal, repairs, and other vendor services.
• Serve as the primary on-site point of contact for residents; communicate via phone, text, and email.
• Maintain general familiarity with key infrastructure (water lines, electric pedestals, sewer connections) to help identify issues promptly.
• Enforce community rules and issue violation notices when required.
• Assist with rent collection reminders and document delinquency concerns.
• Inspect vacant units, oversee rehab crews or turnover work, and show units for sale or rent.
• Report maintenance issues, resident concerns, and property updates to off-site management.

Qualifications and Requirements:

• Hard-working, dependable, and organized.
• Comfortable handling difficult situations with professionalism and confidence.
• Basic technology proficiency (email, text, photo upload, simple mobile apps).
• Strong communication skills with a calm, courteous approach to residents.
• Positive and proactive attitude; able to identify issues and follow through to resolution.
• Valid driver's license and reliable transportation.
• High school diploma or GED.

Compensation:

• $36,000/year (Part-time, 25-30 hours per week)
