Position: Maintenance Technician
Department: SACA Development

Job Summary:
The Maintenance Technician performs preventive maintenance, routine repairs, inspections, and general facility support across SACA buildings and assigned properties. The position helps maintain safe, functional, clean, and welcoming environments for employees, program participants, tenants, visitors, and community members. Work must be completed promptly, professionally, and in accordance with organizational procedures, manufacturer instructions, safety requirements, and applicable codes.
Supervisory Responsibility:
This position has no direct reports or formal supervisory responsibilities.
Purchasing Authority:
None. The position may not make purchases or financially commit SACA without prior authorization.
Budgeting Responsibility:
None. The position does not develop or manage a departmental budget but must use organizational resources responsibly.
External Agency and Vendor Authority:
May communicate and coordinate with approved contractors, vendors, inspectors, property contacts, and other external parties as required. The position may not execute contracts, approve purchases, negotiate binding terms, or legally or financially commit SACA.
Essential responsibilities:
· Complete assigned work orders accurately and within established priorities; document labor, materials, findings, and completion status in the designated system or log.
· Perform routine maintenance and minor repairs involving plumbing, electrical fixtures, lighting, carpentry, doors and locks, drywall, painting, flooring, appliances, furniture, and other building components within the employee’s demonstrated training and authorization.
· Conduct scheduled preventive maintenance and inspections of facilities, equipment, building systems, grounds, and safety devices; promptly report conditions requiring specialized or licensed service.
· Diagnose basic maintenance problems, identify appropriate corrective action, and obtain supervisory approval before performing work outside established scope, purchasing materials, or engaging a vendor.
· Prepare vacant or reassigned spaces for occupancy or program use, including minor repairs, patching, painting, fixture replacement, cleaning coordination, and completion inspections.
· Respond to urgent maintenance requests and building issues, take reasonable steps to protect people and property, and notify the Property Manager or designated contact according to emergency procedures.
· Maintain tools, equipment, vehicles, keys, access devices, supplies, and assigned work areas in a safe, secure, clean, and serviceable condition; report loss, damage, or needed replacement immediately.
· Use ladders, hand tools, power tools, personal protective equipment, and maintenance chemicals safely and only as trained and authorized.
· Follow lockout/tagout, hazard communication, bloodborne pathogen, electrical, ladder, lifting, fire prevention, and other applicable safety procedures.
· Coordinate access and communicate respectfully with employees, tenants, program participants, contractors, and visitors; protect privacy and minimize disruption while work is performed.
· Never enter or remain in an occupied unit or restricted area except as authorized and in accordance with SACA access, notification, key-control, and documentation procedures.
· Support seasonal and exterior work such as snow and ice response, grounds upkeep, debris removal, event setup, deliveries, and weather-related facility preparation, as assigned.
· Assist approved contractors and vendors by providing site access, relevant information, and work coordination under the direction of the Facility Director; report service concerns or incomplete work.
· Participate in required training, inspections, safety meetings, emergency preparedness activities, and continuous improvement efforts.
· Completes work orders safely, correctly, and within established response-time expectations.
· Maintains accurate documentation and communicates delays, hazards, access issues, and material needs promptly.
· Protects SACA property, tools, vehicles, confidential information, and tenant or participant privacy.
· Demonstrates dependable attendance, professional conduct, teamwork, and respectful service.
· Recognizes the limits of personal training and authorization and escalates work that requires a licensed trade professional.
· Perform other related duties as assigned, consistent with the position’s purpose, training, and level of responsibility.
Qualifications:
· High school diploma or GED, or an equivalent combination of education and relevant work experience.
· At least (2) two years of general building, property, apartment, commercial, or facilities maintenance experience.
· Working knowledge of common maintenance tools, repair methods, preventive maintenance practices, and workplace safety requirements.
· Ability to read and follow work orders, safety information, labels, equipment instructions, and basic diagrams or manuals.
· Basic computer and mobile-device skills sufficient to receive assignments, communicate, enter work-order notes, and maintain records.
· Ability to work independently, prioritize service requests, use sound judgment, and collaborate effectively with coworkers and external contractors.
· Valid driver’s license and acceptable driving record when operation of an organizational vehicle or local travel is an essential assignment.
· Ability to respond to occasional after-hours or emergency needs when scheduled or assigned.
· Bilingual communication skills in English and Spanish.
Preferred Qualifications
· Technical, vocational, or trade-school training in facilities maintenance, HVAC, plumbing, electrical work, carpentry, or a related field.
· Experience maintaining multifamily housing, community facilities, nonprofit properties, offices, classrooms, studios, or mixed-use buildings.
· Relevant certifications or licenses, such as OSHA safety training.
Knowledge, Skills, and Abilities
· General troubleshooting, preventive maintenance, minor repair, inspection, and safe tool-use skills.
· Ability to distinguish routine work from hazards or conditions requiring a licensed contractor or immediate escalation.
· Strong organization, time management, documentation, customer service, and interpersonal communication skills.
· Ability to handle keys, access information, and observations from occupied spaces with discretion and confidentiality.
· Ability to work calmly and responsibly when priorities change or an urgent facility condition occurs.
Background Checks and Clearances:
- Employment is contingent upon the satisfactory completion and maintenance of all criminal background checks and clearances required by the position, assigned organizational programs, SACA policy, funding requirements, and applicable law.
- This position requires a current Pennsylvania Child Abuse History Clearance. The employee must promptly report any circumstance that may affect their eligibility to work in programs or environments involving children or other vulnerable populations.
Physical Demands:
The position regularly requires standing, walking, bending, kneeling, crouching, reaching, climbing stairs, using hands and arms, operating tools, and moving throughout buildings and grounds. The employee must be able to lift and carry up to 50 pounds occasionally; push or pull equipment and materials; work from ladders; and perform tasks requiring sufficient vision, hearing, coordination, and manual dexterity. Work Environment and Schedule:
Work is performed in offices, residential or program properties, mechanical and storage areas, occupied spaces, outdoor locations, and other assigned facilities. Conditions may include noise, dust, odors, temperature changes, wet or slippery surfaces, confined work areas, and exposure to maintenance chemicals or building materials. Local travel, work at multiple sites, and occasional evening, weekend, holiday, weather-response, or emergency assignments may be required. Because this position is non-exempt, all hours worked must be accurately recorded and overtime must be authorized in accordance with SACA policy.
