POSITION SUMMARY:
The Sr. Director, Acquisitions will lead the strategic growth of Saban Real Estate’s Manufactured Housing (MH) platform, with primary responsibility for sourcing, underwriting, structuring, and leading all due diligence and closing of manufactured housing communities (MHCs) nationwide. This role is responsible for driving investment strategy, evaluating complex transactions, and providing financial, strategic, and operational analyses to support executive-level decision making. The position requires deep, hands-on experience in manufactured housing, including community operations, regulatory considerations, infrastructure diligence, and MH-specific value creation strategies. This is a hybrid role based in the Midwest, with frequent travel required for deal sourcing, property tours, due diligence, and periodic meetings at headquarters in Los Angeles.
ESSENTIAL DUTIES:
- Lead the sourcing, evaluation, underwriting, and execution of acquisitions, overseeing transactions from initial screening through closing.
- Develop and articulate investment theses, including comprehensive market analysis, rent growth initiatives, capital budgeting, utility reimbursement programs, home sales programs, and operational efficiencies.
- Build, review, and approve detailed financial models for investments, incorporating assumptions related to lot rent growth, expense structures, capital expenditures, infrastructure needs, and home ownership versus rental mix.
- Oversee and manage all phases of due diligence for transactions, including review of rent rolls, operating statements, utility billing systems, infrastructure condition (roads, water, sewer, septic), environmental matters, zoning, title, survey and regulatory compliance.
- Structure and negotiate purchase and sale agreements, joint ventures, and financing arrangements specific to assets, working closely with legal counsel, lenders, and equity partners.
- Present investment recommendations, underwriting analyses, and risk assessments to executive leadership and internal investment committees.
- Analyze market conditions at the national, regional, and submarket levels, including supply constraints, affordability dynamics, demographic trends, and regulatory environments.
- Cultivate and maintain strong relationships with brokers, owners, operators, lenders, consultants, and industry participants to drive proprietary and off-market deal flow.
- Lead engagement with capital markets participants on debt and equity strategies, including agency, CMBS, bridge, and portfolio-level financing.
- Collaborate closely with internal asset management, capital markets operations teams to ensure smooth transition of acquired communities and alignment on post-acquisition business plans.
- Mentor, manage, and develop acquisition team members, setting underwriting standards and fostering a disciplined, high-performance acquisition culture
- Support targeted marketing and disposition strategies for assets, including broker selection, pricing strategy, and execution oversight.
REQUIREMENTS:
- Minimum of 8–12 years of progressive experience in real estate acquisitions or principal investing, with direct, hands-on experience in manufactured housing communities required.
- Demonstrated track record of sourcing, underwriting, and closing MH transactions, including value-add and operationally complex communities.
- Deep understanding of manufactured housing fundamentals, including lot rent and community owned home economics, utility recovery, infrastructure diligence, infill execution, and regulatory considerations.
- Proven experience leading complex transactions and presenting investment decisions at the executive or investment committee level.
- Strong leadership skills with experience mentoring junior professionals and managing cross-functional teams through the full transaction lifecycle.
- Bachelor’s degree in Finance, Business, Accounting, Real Estate, or a related field; advanced degree or professional designation a plus.
- Exceptional financial modeling, analytical, and problem-solving skills, with advanced proficiency in Excel; familiarity with underwriting best practices required.
- Excellent communication and negotiation skills, with the ability to engage effectively with senior leadership, investors, lenders, and operating partners.
- Ability to manage multiple transactions concurrently in a fast-paced environment while maintaining high standards of accuracy and execution.
- Willingness and ability to travel extensively as required.
