Overview

Initial Assignment: Richmond, Virginia with upcoming assignments in Fredericksburg, VA, Wilmington, NC

S T Quality Electric, Inc. is seeking an experienced Electrical Superintendent to lead field operations for large multifamily construction projects. Our projects range from approximately 100 to 500 units and include garden-style apartments, podium construction, and wrap-style developments. Electrical contract values typically range from $2 million to $10 million.

This is intended to be a long-term position—not employment limited to one project. We complete multiple projects annually and have established year-after-year relationships with repeat customers.

Position Responsibilities

The Superintendent will have primary responsibility for the daily operation and performance of the project, including:

  • Directing daily electrical and low-voltage field operations.
  • Planning manpower, sequencing work, and maintaining production.
  • Managing hourly field crews ranging from approximately 4 to 20 employees throughout the project.
  • Coordinating multiple production or unit crews working simultaneously.
  • Monitoring labor hours, production rates, project schedule, quality, and budget performance.
  • Coordinating electrical work with the general contractor, inspectors, other trades, vendors, and the company’s project-management team.
  • Participating in project meetings and representing the company professionally with customers.
  • Preparing short-term schedules and identifying manpower, material, inspection, and coordination need before they affect production.
  • Coordinating material releases and ensuring materials are available when crews need them.
  • Reviewing drawings, specifications, RFIs, and field conditions.
  • Maintaining accurate daily reports and project documentation.
  • Identifying changed conditions, delays, and potential additional work promptly.
  • Managing electrical inspections, quality-control checks, punch-list work, testing, and final turnover.
  • Maintaining a safe, organized, productive, and professional job site.

The Superintendent has the authority to make normal daily field decisions necessary to operate the project and maintain progress. Contract changes, formal change orders, and significant personnel replacements or terminations will be coordinated with and approved by the office.

Project Scope

Our work includes complete electrical installations and may include the following low-voltage systems:

  • Fire-alarm systems
  • Bi-Directional Amplifier and Emergency Responder Radio Coverage systems
  • Access-control systems
  • Audio-video systems
  • Structured cabling
  • Fiber-optic networking
  • Associated testing, inspections, commissioning, and closeout

Qualifications

The ideal candidate will have:

  • Proven electrical field-leadership experience on multifamily construction projects.
  • Experience with garden-style, podium, wrap, hotel, student-housing, senior-living, or other large repetitive-unit projects.
  • Experience managing hourly employees and multiple production crews.
  • A strong understanding of electrical plans, specifications, applicable codes, inspections, and construction sequencing.
  • The ability to manage labor productivity and hold crews accountable for quality and production.
  • Experience coordinating electrical and low-voltage work with general contractors and other trades.
  • Strong planning, documentation, communication, and problem-solving skills.
  • The judgment and confidence to make sound daily field decisions.
  • A professional approach to customer relationships and project meetings.
  • The ability to identify potential change-order work and provide timely documentation to the office.
  • A demonstrated history of completing projects safely, efficiently, and with high-quality results.

Relevant electrical licensing is not required but preferred, OSHA training is not required but preferred, fire-alarm experience, and experience with construction-management software are preferred but will be evaluated in relation to the candidate’s overall project experience.

Compensation and Benefits

We offer a competitive compensation package appropriate for the responsibility of this position:

  • Base salary of $80,000–$110,000, depending on experience.
  • Performance-based bonus opportunity.
  • Fuel card, if working outside a normal distance of the project

Housing and Travel

Candidates do not have to reside in the Richmond market.

When an employee’s permanent residence is more than approximately 60 minutes from the assigned project, the company will arrange and pay for a, fully furnished corporate-style apartment near the project. The apartment will include normal household furnishings, utilities, and kitchen facilities so the employee can prepare meals and live comfortably during the workweek.

Long-Term Opportunity

We are looking for a superintendent who wants more than a temporary assignment. Our company performs multiple projects each year and maintains ongoing relationships with repeat multifamily customers. Along with the Richmond assignment, the successful candidate will be considered for additional projects based on company workload, performance, and project location including upcoming projects in Fredericksburg, Wilmington, NC and other upcoming locations in the VA, NC, and SC markets.
