S & S Property Management, Inc. is a full-service property management company specializing in the management of multi-family apartment buildings in Fullerton, California.
We have an exciting opportunity for a motivated, reliable, and experienced Community Manager to lead on-site operations, including direct oversight of property staff, on a 250-unit community in Fullerton, CA . ESSENTIAL FUNCTIONS AND DUTIES – Responsibilities include, but are not limited to:
Operations:
· Provide strong, organized and effective leadership in a fast-paced environment.
· Lead, supervise, and coordinate the daily activities of office staff.
· Work with maintenance supervisors to ensure work orders are satisfactorily addressed in a timely fashion and vacant unit turns are delivered on schedule and to Company standards.
· Effective understanding of leasing office and maintenance operations of an apartment community
· Ensure resident files and Yardi data are maintained and accurate
· Ensure prospective Residents (via telephone or in person), determine their needs and preferences, professionally present community and apartments
· Assist Prospective Residents complete lease applications, process verifications, and notify Prospective Residents of the results
· Respond to all Resident inquiries and complaints in a timely and professional manner.
· Accept service requests from Residents and work with maintenance supervisors to manage workflow and prioritization with the Maintenance Team for prompt processing
· Maintain accurate records, issue violation notices, prepare lease documents and related occupancy paperwork.
· Update daily vacancy reports, activity reports, etc. on a daily basis.
· Enforce Company policies and Community rules with prompt conflict resolution and consistent follow-up.
· Maintain awareness of local market conditions and trends.
Financial:
· Collect rents, post payments, and make deposits as directed.
· Keep Resident ledgers accurate and promptly resolve any errors.
· Optimize NOI through consistent monitoring of budget and prompt payment of invoices.
Customer Service:
· Provide superior customer service and communication to our Current Residents and Prospective Residents
· Maintain positive relations with Vendors
· Coordinate closely with vendors and maintenance staff to ensure unit readiness, preventative maintenance, and capital projects are executed efficiently
QUALIFICATIONS AND DESIRED SKILL SET:
· Minimum 5 years residential property management experience and 3 years prior Community Manager experience in a 200 unit multi-family community.
· Demonstrated experience leading and supervising on-site staff
· General office, bookkeeping and sales skills
· Positive attitude with excellent oral and written communication skills
· Computer literate, including Microsoft Office Suite
· Team Oriented
· Experience with Yardi property management software
· Understanding of Landlord-Tenant Law and Fair Housing Laws
