Experience:
- 5–10 years of property management experience
- 5 years in affordable housing specifically
- Strong preference for:
- Affordable housing experience
- HUD / Section 8
- LIHTC (Low-Income Housing Tax Credit)
Certifications (Required):
- Certified Occupancy Specialist (COS)
- Low Income Housing Tax Credit Compliance Certification
- Public Housing Manager (PHM)
- NJ-specific training:
- Affordable housing certification programs (e.g., Rutgers/AHPNJ)
Licensing (NJ):
- New Jersey Salesperson License - Required
- New Jersey Real Estate Broker License – Preferred but not required
- Must understand:
- NJ landlord-tenant law
- Fair housing laws (anti-discrimination rules)
Technical Skills:
- Property management software:
- Yardi, AVID
- Microsoft Office (Excel, Word, Outlook)
- Recordkeeping and compliance systems
- HUD regulations & compliance
- LIHTC rules
- Tenant income certification & recertification
- Inspections (REAC/NSPIRE)
- Rent calculations and subsidy programs
