What Does a Service Manager Do?As the Service Manager, you will oversee the daily maintenance operations for the community while leading a team of skilled maintenance professionals. Your focus will be on preventative maintenance, resident satisfaction, work order completion, vendor coordination, safety, and maintaining the overall appearance and functionality of the property.
You'll also coach and develop your team while ensuring maintenance requests are completed efficiently and to Rutherford's quality standards.

As our Service Manager, you will:
- Lead and supervise the onsite maintenance team.
- Schedule and prioritize daily maintenance operations.
- Build and maintain a preventative maintenance program.
- Ensure apartments are turned efficiently and ready for new residents.
- Respond to maintenance emergencies and participate in the rotating on-call schedule.
- Maintain community appearance and property standards.
- Delegate work fairly while holding the team accountable for quality and productivity.
- Coordinate vendors and maintenance projects.
- Promote a positive team culture through leadership and communication.
- Deliver outstanding service to residents and team members alike.
To be considered for this role, you should have:
- Minimum 2 years of experience as an Apartment Service Manager or Maintenance Supervisor
- Previous multifamily property management maintenance experience
- Experience leading a maintenance team of two or more employees preferred
- Ability to participate in an on-call rotation, including weekends for maintenance emergencies
- HVAC Certification preferred
Full-Time (40 Hours)
Monday-Friday
8:00 AM-5:00 PM
Participation in a rotating on-call schedule for maintenance emergencies is required.
Compensation & BenefitsPay: $36.00-$38.00 per hour
Additional compensation includes:
- Annual bonus based on property financial performance
Yes. This is a full-time, 40-hour-per-week position.
Is HVAC certification required?No. HVAC certification is a preference for this role.
Will I supervise other employees?Yes. You'll lead an established maintenance team that includes Service Technicians while overseeing daily maintenance operations.
Is there an on-call requirement?Yes. This role participates in a rotating maintenance on-call schedule, including weekends for emergencies.
