Job Overview
The Maintenance Supervisor oversees and coordinates all maintenance on RuralEdge properties, ensuring that repairs and turnovers are timely and are executed in a manner designed to ensure the long-term physical and financial health of the portfolio.
Essential Duties and Responsibilities
· Hire, supervise, coach and evaluate maintenance staff.
· Perform in-field repair and maintenance work.
· Schedule and oversee the work of the maintenance technicians.
· Procure, coordinate and oversee the work of maintenance contractors and vendors, ensuring quality work that is cost effective for the organization; develop scope of work and review and award bids.
· Ensure that there are sufficient contractors and vendors with relationships to RuralEdge to minimize delays to maintenance activities.
· Manage ongoing service providers (lawn care, cleaners, plowing, etc.) relations, including contracts, performance oversight and procurement. Review bids with Director of Property Management and approve selected bidder.
· Review all invoices pertaining to the maintenance of facilities, and approve invoices as required. Collect proof of insurance and W-9s from contractors and vendors.
· Working with the Property Managers, ensuring that work completed is within maintenance and contract line-item budgets.
· Ensure emergency response is available after hours; balance on-call duty among team to ensure equality; provide on-call access and guidance to staff; participate in on-call rotation.
· Ensure performance benchmarks (make-ready time, work order completion) meet or exceed industry standards.
· Conduct annual inspection of all properties, interior and exterior, to monitor conditions as well as inform capital improvement planning.
· Ensure annual systems inspections occur including boilers, fire alarms, sprinkler systems, and fire extinguishers.
· Coordinate on all matters relating to IRC (Inspection, Repair and Cleaning) compliance.
· Prepare for all physical plant inspections of lenders and funders, including Rural Development, HUD, VHCB, VHFA and others.
· With the Director of Property Management, Property Management Capital Needs Specialist, and the Property Manager, participate in the planning and budgeting for capital improvements.
· Work to ensure preventative maintenance is completed in accordance with building needs and codes.
· Purchase building and maintenance supplies and equipment.
· Coordinate with local police and fire department.
· Other duties as assigned.
General Duties
· Comply with all company directives on personnel, accounting, purchasing and maintenance.
· Ensure all affordable housing program requirements and applicable HUD, RD, LIHTC, and State agencies regulations are monitored regularly and are in full compliance.
· Participate in assigned activities in support of RuralEdge & Property Management Division’s mission and goals.
· Act in a professional manner at all times.
· Comply with all RuralEdge policies and procedures.

Qualifications
- Minimum of high school diploma or equivalent, and at least five (5) years of experience in maintenance and maintenance oversight.
- Excellent organizational skills and detailed work habits.
- Solid computer knowledge and competence, including word processing and spreadsheets (MS Word, Excel).
- Ability to travel for job performance.
- Ability to work in a team environment with limited supervision. Ability to multi-task, and balance priorities incorporating day-to-day and long-term goals. This position requires professional conduct at all times.
- Possession of a valid driver’s license, a good driving record, and automobile insurance per State of Vermont are required.
Job Type: Full-time
Pay: $52,000.00 - $56,000.00 per year
