POSITION SUMMARY:
Under the close direction of the Supervisor is responsible for the repairs and general maintenance of the assigned unit.
JOB RESPONSIBILITIES AND STANDARDS
PERFORMANCE
- Inspects and evaluates the physical condition of the unit including residents’ rooms, bathrooms, dining rooms, and storage areas daily.
- Monitors daily communication log as it relates to repairs and maintenance on the unit and completes tasks.
- Attends morning huddle and communicates effectively with a Team.
- Demonstrates knowledge of State & Federal regulations specific Maintenance Services.
- Demonstrates knowledge of OSHA requirements as they relate to maintenance safety.
- Coordinates and integrates Maintenance Services on the unit with other services.
- Directs, plans, supervises, and follows-up work orders of the ES Department for the unit.
- Participates in facility CQI program as assigned by the Director for the unit.
- Uses equipment according to facility’s policies & procedures. Ensures safe practices.
- Maintains an inventory of maintenance materials, supplies, tools and equipment. Communicates needs to the Supervisor.
- Conducts inspection of equipment to ascertain need for preventive maintenance or repair and reports those needs to the Supervisor.
- Snow removal as necessary.
PHYSICAL REQUIREMENTS OF THE JOB
- Demonstrate ability to handle stressful situations.
- Must be able to write & speak the English language in an understandable manner.
- Must be able to see & hear or use prosthesis that will enable these senses to function.
- Must be able to lift a minimum of 50 pounds.
- Must be able to sit, stand, bend, lift, push, and move intermittently during working hours.
- Ability to relate and work with the physically and emotionally challenged resident.
QUALIFICATIONS
Ability to speak, write, and understand the English Language. High School Diploma or equivalency and a minimum of 1 year experience in maintenance or building management services. To include general repairs, and preventive maintenance. Some knowledge of basic plumbing, carpentry and painting.
