Facilities Technician Responsibilities: Perform routine building inspections and preventive maintenance; repair and maintain building systems, including basic electrical, plumbing, carpentry, drywall, painting, and HVAC support. Respond to tenant service requests, coordinate vendor and contractor activities, oversee maintenance projects, and ensure work quality. Monitor life-safety systems, support regulatory compliance, maintain maintenance records, and identify potential issues before they become costly repairs. Assist with the upkeep of common areas, parking lots, landscaping, and overall property appearance to ensure safe, efficient, and professional building operations.
Job Qualifications:
Building Maintenance
- Perform routine inspections of building systems and common areas.
- Repair and maintain doors, locks, windows, ceilings, flooring, and walls.
- Replace light bulbs, ballast, switches, and electrical outlets.
- Perform minor plumbing repairs (faucets, toilets, sinks, leaks).
- Complete basic carpentry, painting, and drywall repairs.
- Power Washing / Window Cleaning / Roof Gutters
- Maintain parking lots, sidewalks, signage, and exterior areas.
HVAC & Mechanical Systems
- Monitor HVAC equipment performance.
- Replace filters and perform preventive maintenance.
- Coordinate service calls with HVAC contractors.
- Maintain records of equipment inspections and repairs.
Tenant Services
- Respond to tenant maintenance requests.
- Set up and move office furniture and equipment as needed.
- Provide prompt resolution of tenant issues involving building systems and comfort conditions.
- Coordinate access for vendors and contractors.
Vendor & Contractor Coordination
- Schedule and oversee contractors performing repairs or maintenance.
- Verify work completion and quality.
- Obtain quotes for repairs and maintenance projects when requested.
Life Safety & Compliance
- Conduct routine inspections of fire extinguishers, exit signs, emergency lighting, and safety equipment.
- Assist with fire alarm and sprinkler system testing.
- Report code violations or safety concerns to management.
- Maintain OSHA and building safety standards.
Preventive Maintenance
- Follow preventive maintenance schedules for building equipment.
- Maintain maintenance logs and service records.
- Identify potential problems before they become costly repairs.
Grounds & Property Appearance
- Monitor landscaping and irrigation contractors.
- Keep common areas clean and presentable.
- Inspect roofs, gutters, and drainage systems.
Education:
- High School Diploma required.
Experience & Skills:
- 3 years of experience in commercial building maintenance, facilities operations, or property engineering preferred.
- Working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, and general building repairs.
- Experience performing preventive maintenance and troubleshooting building systems.
- Ability to independently prioritize, manage, and complete multiple maintenance tasks.
- Strong customer service and communication skills with a tenant-focused mindset.
- Experience coordinating vendors, contractors, and service providers.
- Knowledge of building safety procedures, fire/life safety systems, and OSHA standards.
- Ability to maintain accurate maintenance records and inspection logs.
- Basic computer skills for work orders, email communication, and reporting.
- Ability to lift up to 50 pounds, climb ladders, and work both indoors and outdoors as needed.

Physical Demands:
- This role may require occasional standing, sitting for extended periods, and occasional lifting of up to 30 pounds.
Work Environment:
- In office five days a week, Monday through Friday.
- May include weekend hours on occasion working with Manager for coordinating external contractors and disruptive repairs.
