Residential Condominium Superintendent — Live-Out Position Summary

Royal Building Service is seeking an experienced, dependable, and service-oriented Live-Out Superintendent to oversee the daily operation and maintenance of a residential condominium building. The Superintendent will maintain the property, supervise building staff and vendors, respond to resident concerns, and ensure the building remains clean, safe, and fully operational.

This is a hands-on position that requires active participation in building maintenance, cleaning oversight, garbage and recycling removal, and cardboard disposal.

Primary ResponsibilitiesBuilding Operations and Maintenance

• Conduct daily inspections of the building, common areas, mechanical rooms, exterior areas, and equipment.
• Perform general repairs involving plumbing, electrical fixtures, carpentry, painting, locks, doors, appliances, and other building components.
• Monitor heating, cooling, plumbing, electrical, fire-safety, elevator, water, and mechanical systems.
• Identify maintenance issues early and coordinate necessary repairs.
• Maintain preventive-maintenance schedules and service records.
• Ensure hallways, stairwells, lobbies, elevators, compactor rooms, sidewalks, and other common areas are properly maintained.
• Monitor building supplies, equipment, keys, tools, and inventory.

Trash, Recycling, and Cardboard Handling

Handling the building’s trash, recycling, and cardboard is a required responsibility of this position.

• Collect, remove, sort, and properly dispose of garbage and recycling from all designated building areas.
• Break down, bundle, compact, and remove cardboard as required.
• Move garbage bags, recycling containers, cardboard, and bulk items to the appropriate collection areas.
• Place garbage, recycling, and cardboard outside according to the applicable collection schedule.
• Return garbage and recycling containers to their designated storage areas after collection.
• Keep trash rooms, compactor rooms, storage areas, loading areas, sidewalks, and collection areas clean, sanitized, organized, and free of odors.
• Clean and maintain garbage cans, recycling containers, compactors, chutes, and related equipment.
• Ensure trash, recycling, and cardboard are separated and disposed of in accordance with building procedures and local sanitation regulations.
• Monitor residents’ compliance with disposal rules and report recurring violations to property management.
• Coordinate the removal of bulk garbage and prohibited items when necessary.

Pay: $30.00 - $35.00 per hour
