THE OPPORTUNITY

The Vice President serves as the President’s primary operational partner, leading day-to-day execution across the national property management platform. This executive is accountable for property performance, regional leadership, operating discipline, client service, and scalable processes.

The ideal candidate pairs financial rigor and independent judgment with a visible, hands-on presence at the properties. The role is intended to give the President capacity to focus on strategic growth, relationships, and long-term direction.

KEY RESPONSIBILITIES

Executive Leadership & Operating Discipline

  • Lead day-to-day portfolio operations with defined decision-making authority; escalate material legal, financial, reputational, and strategic matters appropriately.
  • Translate corporate priorities into regional action plans, deadlines, ownership, and measurable outcomes.
  • Lead weekly operating reviews, monthly performance and financial reviews, and quarterly improvement planning; ensure follow-through.

Financial Performance & Revenue Optimization

  • Lead annual budget preparation with Regional Property Managers and partner with the VP of Asset Management on approvals.
  • Own execution against approved budgets and property-level NOI objectives; analyze variances and implement corrective plans.
  • Drive physical and economic occupancy, effective rents, leasing velocity, renewals, delinquency, bad debt, and ancillary income.
  • Manage controllable expenses, payroll productivity, vendor performance, and capital spending in partnership with Finance and Asset Management.

Property Operations, Leasing & Resident Experience

  • Set consistent standards for inspections, curb appeal, unit turns, preventive maintenance, life safety, and resident service.
  • Oversee leasing funnel performance, lead response, tour-to-lease conversion, renewal outcomes, and online reputation.
  • Oversee maintenance and building systems; serve as the escalation point for major issues.
  • Personally assess priority assets and lead structured interventions for underperforming properties.

People Leadership & Scalable Organization

  • Coach and hold Regional Property Managers accountable; partner with HR on talent selection, performance management, succession, and retention.
  • Assess regional spans of control, property staffing models, centralized services, and operating efficiencies as the portfolio grows.
  • Build bench strength and succession plans for Community Manager and Regional roles.
  • Create a culture of direct communication, clear expectations, consistent execution, and leadership development.

Third-Party Client & Ownership Relations

  • Serve as senior operating contact for assigned third-party ownership clients; ensure timely reporting and compliance with management agreements.
  • Anticipate client concerns, lead performance recovery plans, and support renewals, retention, and expansion opportunities.
  • Present concise portfolio and property performance updates to ownership and senior leadership.

Risk, Transitions & Cross-Functional Execution

  • Oversee fair housing, landlord-tenant compliance, incident response, insurance claims, and emergency preparedness with appropriate specialist support.
  • Lead operational execution of acquisitions, dispositions, takeovers, and stabilization, coordinating people, systems, vendors, and resident communication.
  • Coordinate closely with Asset Management, Construction, Finance, HR, Marketing, Procurement, IT, and Legal.

QUALIFICATIONS

Required

  • 10 years of multifamily property management experience, including 5 years in regional or multi-site leadership; meaningful experience overseeing senior regional leaders.

  • Strong track record improving NOI, budgeting, collections, staffing productivity, and operational outcomes.
  • Experience with third-party owners or complex ownership relationships, including executive-level presentations.
  • Demonstrated success leading change, implementing systems, and building scalable processes.
  • Strong knowledge of multifamily compliance.
  • Knowledge of several PMS, CRM, and LMS systems; experience applying AI, automation, and dashboards to drive operational results.
  • Ability to travel approximately 50%; valid driver’s license and ability to walk properties, units, and grounds.

Preferred

  • Bachelor’s degree in Business, Real Estate, Finance, or a related field.
  • CPM, ARM, or CAM designation.
  • Lease-up, value-add, and transition experience.
